Fluctuations, as a property of the real estate economy, are bound to make an impact on the financial system, leading to great financial risks, and even to a financial crisis, if not under proper control or management. This paper probes into the cause and reasons for financial risks based on the analysis on loan risks involved in real estate development and mortgage risks related to housing purchase; this thesis also makes suggestions regarding policies whose purpose is to prevent financial risks.

Abstract. With the aging rate picking up speed, demand for social care services rising, pension and real estate gradually become an important form for solving the pension problem. But pension real estate is a combination of old-age pension services and real estate, which combines both the advantages of real estate and pension services, with strong composite capability and quite wider scale. And therefore, it is facing great difficulties and challenges on the operational financing. Based on the specific attributes of pension real estate, pointing out the necessity for PPP model applied on the pension real estate projects at present. First, using SWOT to decompose pension estate PPP mode encountered the internal strengths, weaknesses, external opportunities and potential threats. Then use AHP (analytic hierarchy process) to quantify the results of the survey, and advising to select much more good Pension PPP model for real estate projects, let real estate projects in PPP mode to make pension application decisions more scientific and targeted.
Abstract. China has also ushered in the climax of aging. China's elderly population is big and rapid growth, how to solve the pension and housing the elderly has become a hot issue. High risk, how to design financing combined to achieve the purpose of reducing the risk is an issue faced by most of the pension community development. In situation of the aging and family structures changing, how to seek the optimal combination of financing in a variety of financing models to achieve the purpose of reducing financing cost and analyzed for its risk.
