Resumo: As contradições no desenvolvimento urbano pós-industrial, sobretudo em metrópoles do chamado Terceiro Mundo numa economia globalizada, acentuam velhas desigualdades sociais e abrem as portas para novas especializações, tanto entre as camadas ricas como entre as pobres. O presente trabalho apresenta uma primeira visão da segregação socioespacial. A estrutura intra-urbana do Município de São Paulo concentra suas camadas mais ricas nos anéis mais centrais, deixando que a pobreza domine a periferia. É o retrato de uma metrópole excludente, sem urbanidade, um tecido urbano em que se percebem enclaves de riqueza e de pobreza, no meio de uma malha indistinta, tecido fragmentado, verdadeira colcha de retalhos. O presente artigo mostra estágio inicial do desenvolvimento de pesquisa financiada pelo PRONEX. Fornece uma primeira visão da "segregação” sócio-ocupacional na Grande São Paulo em 1991, evidenciando a distribuição residencial das categorias sócio-ocupacionais dos chefes de domicílio, faixa etária, cor, renda e escolaridade, além de algumas características domiciliares. Os mapas mostram uma grande concentração da chamada “elite dirigente" e profissionais de nível superior na área central da capital e, de outro lado, os "trabalhadores de sobrevivência”, que moram preferencialmente em determinadas áreas dos municípios periféricos. Como resultados gerais, os chefes da Grande São Paulo são ainda predominantemente masculinos (81,70%), brancos (68,91%), com baixa escolaridade (10,21% sem nenhum ano de escolaridade formal). O trabalho espacializa estas variáveis, procurando observar níveis de segregação socioespacial.Palavras-chave: metropolização; segregação socioespacial; dinâmica intra-urbanaAbstract: The present paper shows the first results of a research which was sponsored by PRONEX. It supplies a first approach of the social segregation in the Great São Paulo, showing the residential distribution of some characteristics of the head of the family – socioprofessional category, sex, age, years of study, race and income, as well as some domicile characteristics. The map shows a great concentration of the leading elite, bourgeoisie and superior professionals in the central area of the capital. On the other hand, the survival workers live preferentially in some areas of the peripheral cities. As general results, the heads of families on Great São Paulo still are predominant masculine (81,70%), whites (68,01%), with low degree of formal instruction (10,21% without no year of formal school). Resumo Nos últimos anos, transformações na divisão internacional do trabalho têm promovido repercussões na dinâmica das migrações internacionais, como a emergência das migrações Sul Sul. Neste sentido, a cidade de São Paulo tem se consolidado como destino para muitos novos imigrantes internacionais e solicitantes de refúgio. Este artigo tem por objetivo analisar a inserção social de imigrantes haitianos e bolivianos em São Paulo. A metodologia contempla revisão teórica sobre migrações contemporâneas e território, bem como trabalho de campo de natureza qualitativa nos espaços sociais da capital paulista com maior presença de trabalhadores imigrantes destas nacionalidades.
O objetivo deste artigo é entender a evolução e o estado atual do mercado de aluguel de moradias nos pais, vinculando a evolução demográfica à dinâmica do mercado de locação. Visa contribuir também para a discussão sobre a importância da implantação de uma política de aluguel no Brasil. Para tanto, no primeiro item, analisa a evolução demográfica da população brasileira, colocando algumas hipóteses de projeções populacionais. No segundo item, sobre habitação de aluguel no Brasil, mostra a evolução da proporção de domicílios alugados. Constata-se que a opção pela locação não diminui a renda das famílias, e que a habitação de aluguel não é de má qualidade, e é mais centralizada, densa e acessível. No terceiro item, onde se expõe o caso específico de São Paulo, verifica-se que o imóvel de aluguel era a forma predominante de moradia até os anos 1970, mostrando o perfil do locador e do locatário paulistano. Aluguel no Brasil.RENTED HOUSING IN BRAZIL AND IN SÃO PAULO Suzana Pasternak Lucia Maria Machado Bógus The aim of this article is to understand the evolution and current state of the home rent market in the country by connecting demographic evolution to the dynamics of the rent market. It also intends to contribute to the discussion on the importance of implementing a rent policy in Brazil. Therefore, in its first item, the article analyzes Brazilian population’s demographic evolution, positing a few population projection hypotheses. In the second item, about rented housing in Brazil, it shows the evolution in the percentage of rented homes. According to our findings, choosing to rent does not decrease families’ income, nor do rented homes have a poor quality; they are more centrally located, dense, and accessible. In the third item, where São Paulo’s specific case is presented, we verified that rented homes were the predominant form of housing until the 1970’s, showing the profile of the city’s landlords and tenants. Rent in Brazil.LOGEMENT EN LOCATION AU BRÉSIL ET À SÃO PAULO Suzana Pasternak Lucia Maria Machado Bógus L’objectif de cet article est de comprendre l’évolution et l’état actuel du marché des locations de logement dans le pays en établissant le lien entre l’évolution démographique et la dynamique du marché des locations. Il veut aussi apporter une contribution à la discussion sur l’importance de la mise en oeuvre d’une politique de location au Brésil. Ainsi une analyse sur l’évolution démographique de la population brésilienne est faite dans un premier temps permettant de faire quelques hypothèses de projections des populations. Le deuxième point, concernant les logements destiné à la location au Brésil, montre l’évolution de la proportion des domiciles loués. Cela permet de constater que le choix de la location ne diminue pas le revenu familial et que les logements en location ne sont pas en mauvais état, ils sont plus centralisés, denses et accessibles. Dans un troisième point, où l’on traite plus spécifiquement du cas de São Paulo, on peut vérifier que la location d’un logement était la manière d’habiter la plus courante jusque dans les années 1970 et saisir le profil des propriétaires et des locataires paulistes.
