Im Rahmen des Forschungsprojektes P881 “Nachhaltige Büro‐ und Verwaltungsgebäude in Stahl und Stahlverbundbauweise“ werden von einem interdisziplinären Forschungsteam Planungshilfsmittel und Methoden für den Entwurf und die Bewertung dieser Gebäude entwickelt. Neben ökologischen und ökonomischen werden auch architektonische, soziokulturelle und soziotechnologische Kriterien berücksichtigt. Der Nutzen der Flexibilität und deren Bewertung bilden einen besonderen Schwerpunkt, da sich hieraus wesentliche Konsequenzen für die Baukonstruktionen und die spätere Vermarktungsfähigkeit der Gebäude ergeben. Im folgenden Beitrag werden relevante Themen und Fragestellungen für den nachhaltigen Entwurf von Büro‐ und Verwaltungsgebäuden erörtert. Ausgehend von den verschiedenen Nutzungsformen, Entwicklungen und Trends der strukturellen Organisation von Bürogebäuden werden soziotechnologische und soziokulturelle Anforderungen formuliert. Es werden Strategien zur lebenszyklusorientierten ökonomischen Bewertung unter Einbeziehung der Wertschöpfungsrechnung beschrieben. Zu den baukonstruktiven Themenfeldern gehören die Einflüsse aus Fassade, Bauphysik, technischer Gebäudeausstattung und die Entwicklung nachhaltiger Tragstrukturen in Stahl‐ und Stahlverbundbauweise. Es werden die vorgesehenen Instrumente für die Planung von Tragwerksentwürfen und deren ökologische und ökonomische Bewertung vorgestellt. Sustainable office buildings in steel construction. Within the research project P881 “Sustainable office and administration buildings in steel and steel‐composite construction” planning tools and methods for the design and evaluation of such buildings are being developed by an interdisciplinary research team. In addition to ecological and economic issues, also architectural, socio‐cultural and socio‐technological criteria are being considered. The benefit from flexibility and its evaluation constitute main aspects influencing the structure and the future marketability of the buildings. Relevant topics and issues for sustainable design of office buildings are being discussed in this paper. Based on diverse ways of usage, development and trends in the structural organization of office buildings, socio‐technological and socio‐cultural requirements are formulated. Strategies for the life cycle‐oriented economic evaluation are being described including an added value assessment. Related research fields in building construction such as façade, building physics, technical building equipment as well as the development of sustainable structures in steel construction are being discussed. The intended instruments for the planning phase of design concepts and their ecological and economic evaluation are being introduced.
Im folgenden Beitrag wird eine Übersicht über Inhalte und Ergebnisse des interdisziplinären Forschungsprojektes FOSTA P881 “Nachhaltige Büro‐ und Verwaltungsgebäude in Stahl‐ und Stahlverbundbauweise“ [1] gegeben. Ausgangspunkt sind soziokulturelle und soziotechnische Untersuchungen zur zukünftigen Entwicklung von Büroarbeitswelten und Beobachtungen des Immobilienmarktes. Aus diesen werden strukturelle Anforderungen zur Schaffung flexibler Gebäudestrukturen abgeleitet, die Änderungen der Büroorganisationsformen mit geringen Eingriffen erlauben. Zur Bewertung der ökonomischen Nachhaltigkeit werden neben den Kosten im Lebenszyklus die Wertstabilität und der ökonomische Nutzen flexibler Bürogebäude berücksichtigt. Grundlage für den Entwurf von Deckensystemen und Stützen unter Nachhaltigkeitskriterien sind die Ergebnisse aus Parameterstudien, bei denen Bauprinzipien, Bauteilausbildung und Werkstoffe, Rastermaße und Spannweiten variiert und vorteilhafte Lösungen herausgearbeitet wurden. Als ein Hilfsmittel für die Planung steht ein umfangreicher Bauteilkatalog zur Verfügung, der im Rahmen des Forschungsprojektes erarbeitet wurde. Im Fokus der Untersuchung zu den Fassadenkonstruktionen stehen vorgehängte hinterlüftete Fassaden und Wärmedämmverbundkonstruktionen, für die z. B. graue Energie und Wärmedurchgang in Relation gesetzt werden. Es wird ein neu entwickeltes CAD‐basiertes Softwaretool vorgestellt, das einen genetischen Algorithmus zur Tragwerksoptimierung nutzt und den Entwurf unter Nachhaltigkeitskriterien in Sekundenschnelle ermöglicht. Holistic planning of sustainable office buildings in steel and composite construction. In this paper, an overview of the contents and results of the interdisciplinary research project FOSTA P881 “Sustainable office and administration buildings in steel and steel composite construction“ [1] is given. Socio‐cultural and socio‐technical studies on the future development of office work environments and observations in the real estate market are the starting point of the research. From these studies, structural requirements are derived for the design of adaptable building structures that allow changing the office organisation form with little modifications. Besides the life cycle costs, the value retention and the economic benefits of adaptable office buildings are considered in the evaluation of the economic sustainability. The results of parameter studies, in which the structural system and grid dimensions of the building as well as forms, dimension and material qualities of structural components were varied, serve as a basis for the design of slab systems and columns considering defined sustainability criteria. The parameter studies were also used to elaborate advantageous solutions. As a part of the research project, an extensive component catalogue was developed, which may be used for the planning of sustainable office buildings. Integrale Planung mit Lebenszyklusperspektive für Büroneubauten ist eine Voraussetzung auf der Prozessebene, um Nachhaltigkeit im Gebäudesektor umzusetzen. Dabei werden Nutzungsänderungen, die im Zuge des Gebäudelebenszyklus auftreten können, bereits im Entwurf berücksichtigt. Auf diese Weise soll eine Grundlage für den Erhalt und die Weiterentwicklung von ökologischen, ökonomischen und sozialen Ressourcen geschaffen werden. In diesem Planungsprozess ist nicht nur die Bilanz für jede einzelne Dimension zu optimieren, sondern auch die Gesamtbilanz, in der die Wechselwirkungen der Dimensionen berücksichtigt werden. Der nachfolgende Beitrag veranschaulicht am Beispiel von Bürogebäuden, wie die soziale Dimension die ökonomische Dimension beeinflussen kann, und gibt damit einen Einblick in die Forschungsarbeit des Projekts "Nachhaltige Büround Verwaltungsgebäude in Stahl-und Stahlverbundbauweise" (P 881). Über den soziotechnischen Systemansatz werden Bürogebäude als technisches Teilsystem identifiziert, das signifikante Auswirkungen auf das soziale Teilsystem -die Nutzer hat. Als Ergebnis der Analyse von Zukunftsstudien wird gezeigt, dass gegenwärtige und zukünftige Nutzeranforderungen Flexibilität als relevante Eigenschaft von Bürogebäuden der Zukunft begründen. Schließlich wird eine Methode aufgezeigt, mit der Aussagen über die ökonomische Vorteilhaftigkeit von flexiblen Gebäudestrukturen mit Stahl getroffen werden können. Impact of requirements of users on the economic valuation of steel as construction material for sustainable office buildings. The concept of integral design with life cycleperspective is one precondition to implement sustainability in the building sector. Applying this method means to already include possible changes of use during the life cycle in design processes. This approach helps to safeguard, sustain and develop environmental, economic and social resources. In design processes of this kind, not only every single dimension has to be optimized but also the interdependency between all three dimensions as a whole. With reference to office buildings, the following article shows how the social dimension can influence the economic one and provides with it an insight into the research project "Sustainable office and administration buildings in steel and steel-composite construction" (P 881). Using the sociotechnical system approach, it becomes obvious that office buildings are technical subsystems which affect the social subsystem (user)and vice versa -significantly. Studies about future work and buildings point out that flexibility is a key quality of office buildings to meet requirements of present and future users. Finally, this article presents a method which enables investors to document the profitability of flexible building structures made of steel constructions.
