To make provi si on for the super-aged soci ety, the seni or wel fare faci l i ty whi ch i s a ki nd of typi cal physi cal envi ronment of the nursi ng servi ce woul d be expected to perform a very i mportant rol e i n l ocal communi ty. Thi s study was conducted to i denti fy the constructs of the servi cescapes of seni or wel fare faci l i ty and to draw anal ysi s i ndi cators of i t. For thi s, we performed l i terature revi ew based on domesti c & forei gn government gui de, servi ce marketi ng theory and i nteri or archi tectural resul ts concerni ng the physi cal envi ronment of the seni or wel fare faci l i ty. The resul t of thi s study showed as fol l ows: servi cescapes of the seni or wel fare faci l i ty coul d be expl ai ned as "a whol e set of physi cal envi ronment to support a vari ety of servi ces provi ded by the seni or wel fare faci l i ty for the el derl y or servi ces of the ki nd of tangi bl e cl ues". Anal ysi s i ndi cators of the seni or wel fare faci l i ty's servi cescape coul d be expl ai ned as fi ve factors: safety factor, functi onal factor, aestheti c factor, ambi ent factor and soci al factor. In addi ti on we devel oped 37 pi eces of detai l ed factors referred to fi ve factors. The eval uati on and veri fi cati on of anal ysi s i ndi cators was carri ed out through 8 experts i n-depth i ntervi ews. We i nspected i mportance factor usi ng a 5-poi nt Li kert scal e, therefore safety factor was 4.41, functi onal factor was 4.27, aestheti c factor was 3.66, ambi ent factor was 4.20 and soci al factor was 4.25. More than anythi ng el se, i n thi s study, there i s a sense that i t has establ i shed the concept of servi cescape adapted to the seni or wel fare faci l i ty and contai ned a soci al el ement between the empl oyees and the physi cal envi ronment. Theoreti cal and practi cal i mpl i cati ons of fi ndi ngs are di scussed, and future research di recti ons are proposed. we expect to be a l i ttl e or benefi ts to the seni or wel fare faci l i ty correspondi ng to the future of the super-aged soci ety.
