In recent years, much attention has been paid to the quality of economic justification of urban planning decisions, the impact of comfortable construction and living environment on the socioeconomic condition of municipalities. In this article, the authors have proposed an alternative method for predicting the socioeconomic efficiency of building neighborhoods and residential complexes, and justifying the effects this construction produces. The method can be applied to select the most effective projects from the point of view of municipal administration and consists in calculating tax revenues from the construction of residential complexes or entire neighborhoods, as well as the number of jobs that appear in new neighborhoods. It is recommended for municipalities that invest limited budget funds in the development of a particular territory on roads, networks, landscaping, etc. to compare urban development projects proposed by developers in terms of the effects they will produce, as well as the period of return of budget investments in the development of the territory due to tax revenues.
Introduction of developers obligation to raise funds of citizens for construction of residential facilities only with the use of escrow accounts has caused a lot of controversies in the expert community both about the cost of housing for the end user and the viability of the developers, as well as about the future state of the construction industry as a whole. Currently, it is possible to provide both the project financing for the developers in implementing investment and construction projects of the residential real estate and lending with the use of escrow accounts, with the difference that in the second option there is a possibility of selling the construction products from the moment of entry into the investment stage of lending, at any stage of readiness of the object. The article draws conclusions about dependence of the developers viability in the new terms of financing on the escrow accounts filling (paces of sales),on the degree of the facility readiness, on the size of the discount at different stages of the facility readiness.
Nowadays, information modeling technologies have begun to develop actively. In this regard, BIM technologies are most successfully implemented in the construction industry all over the world. The paper presents various interpretations of «BIM-technologies» and analyzes the effects of their successful use. The authors propose supplements to the concept of introducing a life cycle management system for capital construction objects with the use of information modeling technology. Within one of the directions, it is recommended to integrate BIM and the Internet of Things. The article also examines the essence of the concept of «Internet of Things». An overview of IoT devices used in the construction industry in Russia and in the world is given, directions for its further improvement and practical application are determined. As a result, the paper analyses the integration of BIM and the Internet of Things in smart construction. The purpose of this study is to identify promising directions for the development of companies in the construction industry.
