Abstract-The article provides mathematical models to forecast the dynamics of price changing of residential property in Kazan. Verification of models was performed and results of the comparative analysis of prices in the secondary market of residential property in Kazan and other major cities of the Volga federal district were obtained. In this article, authors research the possibility of modelling (including with using the Fischer-Pry model) in forecasting the dynamics of prices in the primary and the secondary market of housing of Kazan, upon the influence of the external factors on the dynamics of prices of residential property. The issues of the system analysis of the real estate market, the methodology of investment analysis, as well as statistical monitoring and modeling of the real estate market, are being studied. The paper examines the factors that have a significant impact on the demand for housing and consequently on the dynamics of price changes.
