Hoy en día, el estudio de la gentrificación se posiciona como un proceso posible de aplicar en prácticamente toda la escala del territorio global. Dentro de este contexto, el rol que cumplen las ciudades intermedias es crucial y, sobretodo, aquellas que se ven afectas a procesos de reconstrucción post terremotos, como es el caso de América Latina. El presente artículo amplifica el debate de la gentrificación en el contexto de las políticas urbanas post terremotos aplicadas en ciudades intermedias, analizado bajo el marco-teórico de Diagrama de Ciclo de Alerta del Terremoto (DCAT). Se documenta el proceso de gentrificación producido por las intervenciones urbanas en la antigua área central de la ciudad Managua, Nicaragua entre los años 1972 y 2014.Se relevan cinco hitos historiográficos que dicen relación con políticas específicas de reconstrucción, que estarían facilitando la especulación de suelo urbano de la ciudad, generando por una parte, variables de reemplazo social y, por otra, extendiendo el área urbana y su relación metropolitana-intermedia. El artículo concluye que la gentrificación ha estado presente desde el inicio de las intervenciones post 1972 en esta ciudad, sin embargo, no es parte de la agenda gubernamental, requiriendo entonces, de mayor visibilidad y reversión de este proceso como oportunidad de desarrollo urbano.
El objetivo de este artículo es presentar los principales cambios en la imagen urbana del centro histórico de la ciudad de Granada, un escenario de relevancia local, que toma interés ya que posee valor patrimonial y natural en el contexto nacional, esto ha llevado a que se realicen planes y proyectos de intervención en las últimas décadas. Trayendo consigo nuevas acciones que han alterado y deteriorado la esencia de su imagen y paisaje, así como, han dado paso a otros procesos urbanos, vinculados a la oferta/demanda turística y la globalización, olvidando la importancia y valores patrimoniales que el sitio simboliza para la ciudad y sus habitantes.
Este artículo presenta una síntesis de las estrategias de actuación sobre el centro tradicional y patrimonial de la ciudad de Managua. A través de un análisis cualitativo de las principales transformaciones en el centro por medio de un sistema comparativo, y de un análisis enfocado en el cálculo de los índices de cambios formales que experimenta la zona, la investigación revela las transformaciones impuestas o necesitadas por la actividad comercial, que se constituye como el catalizador de cambio. Los inmuebles residenciales como blanco de estas transformaciones, la zona ve reconfigurada la ocupación de suelo y las características formales de los inmuebles. La transformación de los conjuntos recreacionales, la recuperación de barrios tradicionales, los cambios de uso y forma en los inmuebles y de las funciones en el espacio, la rehabilitación de los edificios patrimoniales o la falta de intervención en los mismos y la demolición, como estrategia de actuación de las entidades públicas se revelan como ejes de actuación que enmarcan y refuerzan los procesos ya descritos.
Este artículo analiza los principales instrumentos de planificación urbana, desarrollados para la ciudad de Managua entre 1954 y el año 2017. Aborda de forma articulada, desde la compresión histórica y socio cultural, las causas que motivaron sus diseños, al igual que sus alcances, perspectivas, fundamentos generales, principales proyectos, contribuciones y efectos directos sobre la ciudad.
Como ejercicio de articulación histórica registra y evalúa de forma cronológica, las políticas urbanas y sus intenciones, su carácter temporal, práctico e instrumental. Con el propósito fundamental de relacionar los fenómenos espaciales y otras expresiones tangibles en la urbe, con la práctica de organizar y proyectar el territorio. Parte de los propósitos de este estudio, es evidenciar la trascendencia de la planificación urbana, así como su incidencia en la vida de las personas y en la ciudad contemporánea, a partir de la visión crítica de los autores y de las reflexiones que han tenido algunos investigadores sobre la ciudad, su evolución y sus procesos.
