Purpose The purpose of this paper is to provide an insight into the voluntary corporate governance disclosure and AC practices among Malaysian property listed companies. Along with that, the influence of AC characteristics on voluntary corporate governance disclosure was also examined. Design/methodology/approach The study used the content analysis of annual reports to extract voluntary corporate governance disclosures and audit committee (AC) practices. The relationship between voluntary corporate governance disclosures and AC characteristics was examined by using the panel data regression analysis. Findings Based on the results of the study, it can be concluded that all three variables: AC size, AC independence and AC meetings are the factors that influence the level of voluntary corporate governance disclosure among sampled companies. Practical implications This study provides an overview of voluntary corporate governance disclosures practices, which have shown an increasing trend of information disclosed by Malaysian listed property companies. Additionally, the AC structure was also found satisfactory with highly independent and higher number of meetings as required by Malaysian Code of Corporate Governance and Bursa Malaysia requirement. Social implications By filling the gap identified in this study, investors’ confidence will boost as they will have sufficient information about the Malaysian listed property companies – resulting in strengthening competitiveness and growth by attracting local and foreign investments in the country. The influence of AC attributes over the quality of disclosure among Malaysian listed properties companies is identified, and regulators introduce more explicit rules for AC mechanism for improving the disclosure quality. The increase in the quality of information provided in the annual reports will lead toward highly efficient and transparent stock market. Originality/value This study has provided an insight into corporate governance of listed companies in Malaysia, which will contribute to the extended literature. Along with that, it will also provide an overview of corporate governance structure among Malaysian listed companies to the policy makers.

Purpose This paper aims to evaluate the bane of home ownership in Nigeria through mortgage financing by examining the determinants of intention of using mortgage in financing home ownership. Design/methodology/approach The paper adopted a survey quantitative research design. A total of 235 valid questionnaires randomly distributed were retrieved from 300 potential homeowners who were the sample of the research. Partial least squares-structural equation modeling was used for data analysis and hypotheses testing. Findings The findings revealed that religious perception on mortgage was the most significant determinant of intention of using mortgage in financing home-ownership. Subjective norms and perceived behavioral control also have significant effect on intention of using mortgage financing. However, attitude and familiarity/knowledge of mortgage were found not to have a significant effect on intention of using mortgage financing. The determinants cumulatively determined 77.6 per cent (R2 = 0.776) of the variance in intention of using mortgage in financing home ownership. Practical implications The research contributed to knowledge and has practical implications to policy makers, mortgage institutions, investors and the society. Originality/value The paper uniquely explores the bane of home-ownership through mortgage financing by examining potential home-owners’ intention of using mortgage financing. To authors’ knowledge, this is the first paper to evaluate intention of using mortgage financing, at least in Nigeria.

Accurate pricing of the property market is necessary to ensure effective and efficient decision making. Property price is typically modelled using the hedonic price model (HPM). This approach was found to exhibit aggregation bias due to its assumption that the coefficient estimate is constant and fails to consider variation in location. The aggregation bias is minimized by segmenting the property market into submarkets that are distinctly homogeneous within their submarket and heterogeneous across other submarkets. Although such segmentation was found to improve the prediction accuracy of HPM, there appear to be conflicting findings regarding what constitutes a submarket and how the submarkets are to be driven. This paper therefore reviews relevant literature on the subject matter. It was found that, initially, submarkets were delineated based on a priori classification of the property market into predefined boundaries. The method was challenged to be arbitrary and an empirically statistical data-driven property submarket classification was advocated. Based on the review, there is no consensus on the superiority of either of the methods over the another; a combination of the two methods can serve as a means of validating the effectiveness of property segmentation procedures for more accurate property price prediction.

This paper briefly summarises the extent of the technological impact on the real estate industry, in particular,digital technology. As real estate industry is naturally characterized by several disadvantages in comparison to other industry, understanding the impact ofdigital technology is crucial to the industry on whether this technology will distrust the industry or complement the business process. The emergence of PropTech start-ups has made the industry players to re-evaluate its organisational strategy toalign the business process to a possible threat to the present business model.Prior studies suggest that PropTech comes in there waves in which each waveis characterized by the respective period advancement in digital technology. Several studies also indicate that digital technology may not entirely disrupt the industry but do have a significant potential to act as a complement to the industry in improving its productivity and efficiency.
