La natural evolución de las áreas metropolitanas ha dado paso a sistemas policéntricos en los cuales la actividad económica no se localiza principal ni exclusivamente en el CBD, lo que obliga a abrir nuevas metodologías que permitan detectar la estructura de estos sistemas urbanos. Utilizando información del área metropolitana de Barcelona, en este artículo se analiza un conjunto de modelos que tienen por objeto detectar subcentros de comercio al detalle a escala territorial. En concreto se utilizan cinco modelos paramétricos (Lineal, Exponencial, Estándar, Gravitatorio, Doble Logarítmico) que tienen por objeto explicar en primera instancia utilizando solamente la distancia a Barcelona, y en segunda, la distancia a los subcentros potenciales, la distribución espacial de la densidad comercial a nivel municipal. Dos son las aproximaciones de densidad comercial utilizadas: 1) la densidad de empleos localizados especializados en comercio al detalle, derivados de la matriz de movilidad obligada del Censo, y 2) la densidad de compradores localizados, derivada de la encuesta de movilidad cotidiana. Los resultados sugieren que el modelo más eficiente es el exponencial, seguido del gravitatorio. Asimismo se confirma el carácter policéntrico del área metropolitana en estudio, en la cual; sin embargo, el CBD tiene la mayor influencia sobre la distribución espacial de la densidad comercial. Utilitzant informació de l’Àrea Metropolitana de Barcelona, en aquest article s’analitza un conjunt de models que tenen per objecte detectar subcentres de comerç al detall a escala territorial. En concret, s’utilitzen cinc models paramètrics (lineal, exponencial, estàndard, gravitatori i doble logarítmic) que tenen per objecte explicar, en primera instància utilitzant només la distància a Barcelona, i en segona la distància als subcentres potencials, la distribució espacial de la densitat comercial a nivell municipal. Dos són les aproximacions de densitat comercial utilitzades: 1) la densitat de llocs de treball localitzats i especialitzats en comerç al detall, derivats de la matriu de mobilitat obligada al Cens; 2) la densitat de compradors localitzats, derivada de l’enquesta de mobilitat quotidiana. Els resultats suggereixen que el model més eficient és l’exponencial, seguit del model gravitatori. Així mateix, es confirma el caràcter policèntric de l’àrea metropolitana d’estudi, en la qual, no obstant, el CDB té la major influència sobre la distribució espacial de densitat comercial. The evolution of metropolitan areas has produced polycentric systems where the main concentration of economical activity is not more located in CBD. This process obligates to explore new methodologies to detect complex urban structures. Using information of Metropolitan Barcelona, in this paper a family of models designed to detect retail subcentres is implemented. Namely five parametric approaches are used: lineal, exponential, standard, gravity and double-log. Two are the source data used to detect subcentres: 1) employment retail density and, 2) local based shoppers. The main findings suggest that in a polycentric system like Barcelona the best model are the exponential and gravity.
El presente trabajo resume la metodología, las hipótesis y los resultados del modelo integrado de proyección de población, lugares de trabajo y necesidades de vivienda para los próximos 15 años en la región metropolitana de Barcelona. Los objetivos del presente modelo son tres: 1) conocer la población y su distribución espacial que habría en el territorio de estudio en tres momentos futuros que se definen como el 2014, 2019 y 2024; 2) conocer el empleo y su distribución espacial para los momentos citados; y 3) a partir de los dos vectores anteriores y de las pautes de formación de hogares conocer la cantidad de vivienda principal necesaria para alojar el incremento neto de hogares. El año de partida del modelo es el 2009 debido a que la información estadística de partida está disponible para dicho año.
Todas las decisiones que tomamos a lo largo de nuestra vida de una forma u otra implican una elección, y para comprender estas, es que a lo largo de los últimos años se han desarrollado una serie de técnicas y métodos estadísticos que persiguen entender y predecir futuras respuestas. El análisis conjunto, es un método, que a pesar de gozar de una gran consolidación en otros ámbitos del conocimiento, ha tenido una aplicación marginal en la arquitectura y el urbanismo y pocas veces se han utilizado para evaluar la idoneidad de las propuestas de intervención sobre el territorio. En este artículo se reportan los primeros resultados de una investigación realizada a través de la aplicación de un experimento de elección y una encuesta, para poder inferir el grado de utilidad que le reportan determinados atributos al momento de participar en la selección de un grupo de elementos urbanísticos y sociales que le afectaran directamente según la elección realizada. Los primeros resultados sugieren que dentro del grupo de atributos a elegir (tasa a pagar, actividades a realizar en el espacio público, tipo de aparcamiento, la configuración de la vía y los usos complementarios de los locales comerciales), el precio a pagar por una determinada intervención urbana y las actividades que se pueden realizar en el espacio público, presentan una mayor importancia, los atributos con menor predilección son, el tipo de aparcamiento, la configuración de la vía y los usos complementarios a los locales comerciales existentes en el lugar. El estudio además incorpora variables en relación a los hábitos de compra y ocio, también a la percepción del comercio de barrio y del comercio de proximidad, lo cual esperamos que una vez realizado y segmentado el modelo entregue resultados que nos permitan comprender el nivel de importancia que le otorga una persona a una determinada elección.
