Em meio à volatilidade do mercado imobiliário brasileiro apresentado através do dinamismo dos cenários na última década, onde se vivenciou momentos antagônicos nesse período, a falta de informações mais detalhadas e qualificadas dificultou um melhor e mais adequado posicionamento dos players desse setor. Apesar da importância do setor da construção na economia nacional, faltam indicadores que explicam com maior abrangência os comportamentos dos mercados regionais. Essa abrangência propicia uma melhor verificação o comportamento das ofertas e demanda de imóveis novos em diferentes momentos da conjuntura. Isso ocorre, principalmente, pela ausência de dados quantitativos, contidos em séries temporais, obtidos com transparência e de fácil acesso aos stakeholders desse setor. Desse modo, é comum a utilização de indicadores que não refletem, necessariamente, as reais condições dos mercados locais, dificultando uma melhor explicação dos movimentos para a atração de novos investimentos. Com o intuito de contribuir com essa análise, desenvolveu-se um indicador, utilizando dados referentes a vendas e preço das unidades ao longo do tempo, a fim de representar com maior exatidão o desempenho das negociações em cada período. Esse modelo foi criado a partir de adaptações do cálculo aplicado no Ibovespa, com metodologia de fácil entendimento e aplicação, para proporcionar a facilidade de interpretação e difusão desse índice em outros mercados. A validação desse indicador foi com base em amostra obtida a partir do levantamento de dados de imóveis novos, de 250 obras e 60 construtoras, com diferentes tipologias e localização, no período de 2015 e 2017, em Fortaleza-CE. Esse estudo pode contribuir para a identificação de regiões potenciais e elaboração de estratégias mais assertivas de investimentos no mercado imobiliário.
