This paper proposes a set of guidelines for using Building Information Modelling (BIM) to manage client requirements in the context of social housing projects. A process model representing main activities involved in requirements management has been devised, as well as nine constructs that can be used for assessing the effectiveness of using BIM for client requirements management. The process of managing and modelling clients’ requirements is important to improve value generation, considering the limited resources usually available for social housing projects, as well as the need to deal with the diversity of user profiles. The use of BIM-based tools to support this process can potentially improve the performance of those projects in terms of environmental and social sustainability. Design Science Research was the methodological approach adopted in this investigation. The main outcome of this study, the set of guidelines, emerged from an empirical study carried out in a social housing project from Brazil. This study explores the managerial perspective of client requirements modelling, proposing practical contributions, such as understanding the challenges of managing requirements in social housing projects, and theoretical contributions, such as descriptions of the activities involved in client requirements management and their interactions, and constructs for assessing BIM-based solutions for that problem.
A avaliação de empreendimentos tem grande importância no esforço de melhoria da habitação de interesse social, podendo auxiliar na avaliação de resultados e na identificação de erros e acertos ante os objetivos e ações do projeto. No entanto, a diversidade e dinâmica de programas habitacionais e a falta de clareza nos objetivos dos empreendimentos podem dificultar o processo de avaliação desse tipo de produto. Com frequência, as avaliações realizadas nos empreendimentos de habitação de interesse social têm como foco os atributos do produto, sem estabelecer uma conexão com os objetivos esperados. Neste artigo, propõe-se um modelo para estruturar as avaliações de empreendimentos habitacionais de interesse social, adotando uma hierarquia de valor que vincula os atributos às suas consequências de uso e aos objetivos esperados. O modelo não está limitado a um programa habitacional específico e parte da ideia de produto ampliado, ou seja, não está focado apenas no produto habitação. As principais contribuições do estudo referem-se ao mapeamento do produto habitacional e à identificação de influências entre os atributos do produto avaliados e os resultados esperados pelos gestores e percebidos pelos usuários.
Resumoste artigo propõe-se uma análise que combina as percepções de valor das esferas de desenvolvimento (técnicos da Prefeitura Municipal de Porto Alegre) e ocupação (usuários) de empreendimentos habitacionais utilizando o mapeamento hierárquico de valor. A estratégia de pesquisa adotada é a Constructive Research. A população-alvo "usuários" faz parte do EHIS A.J. Renner pertencente ao Programa Integrado Entrada da Cidade. O processo de pesquisa envolveu a construção de um questionário, planejamento amostral, coleta e análise de dados utilizando técnicas estatísticas descritivas e laddering cujo resultado é representado pelo mapeamento hierárquico de valor (MHV). Dentre os principais resultados, a unidade habitacional representou a maior divergência entre as percepções dos técnicos e dos usuários. Já o empreendimento representou uma boa convergência entre as percepções de ambos. Ainda, o MHV permitiu explorar quais benefícios estão sendo atingidos pelo programa, além da relação desses benefícios com a satisfação e permanência dos usuários no EHIS. A principal contribuição desta pesquisa está na identificação dos níveis mais abstratos presentes na percepção dos usuários, insuficientemente compreendidos pelos técnicos ou explicitados pelos programas habitacionais brasileiros.
