Com o constante crescimento da população mundial, e os recursos limitados existentes no planeta, faz-se necessária a criação de novos métodos de aproveitamento da estrutura urbana já construída. O retrofit urbano, uma das soluções a este problema, compreende a renovação urbana e a recuperação de áreas degradadas da cidade-aquelas mal utilizadas, abandonadas e/ou esvaziadas-apresentando grande vantagem frente a criar novas urbanizações e infraestruturas, do ponto de vista da sustentabilidade urbana. Portanto, este trabalho tem por objetivo a análise comparativa de dois estudos de caso, projetos de retrofit urbano. Um deles é a OUC Água Branca, no município de São Paulo, objeto desde 1995 de profundas transformações urbanas pela municipalidade, na intenção de propiciar um bairro mais densamente povoado, com uso misto, inclusão e diversidade social. O outro projeto é a Opération Paris Nord-Est, nos subúrbios ao norte de Paris, iniciado em 2002 com o propósito de transformar esta área afastada em um novo centro econômico e urbano, através do retrofit da infraestrutura existente e promovendo uso misto, comercial e residencial. A metodologia para a coleta de informações compreendeu uma revisão bibliográfica, pesquisa documental, bem como consultas, entrevistas e visitas técnicas. O resultado é uma comparação entre dois projetos de retrofit urbano, nos contextos de São Paulo e de Paris, em termos de semelhanças e diferenças entre prioridades, perspectivas, diretrizes e políticas urbanas, valendo-se de indicadores urbanos para quantificar as comparações, e pontuando as respectivas vantagens e desvantagens do processo de implementação do retrofit urbano.
