La presente investigación tiene como objetivo analizar la viabilidad de creación de una constructora en la ciudad de Ocaña enfocada en la construcción de Viviendas de Interés Social (VIS). El tipo de investigación es descriptiva no experimental, con enfoque mixto. La muestra poblacional utilizada en esta investigación corresponde al total de las empresas constructoras del área. Por otra parte, se toma una población finita de muestra de 379 usuarios interesados en compra de VIS. Finalmente, los resultados proyectan la viabilidad de la creación de la empresa en un mediano plazo, dado a las dificultades presentes por la pandemia. De igual manera, los resultados exponen con claridad el nicho de mercado presente en el municipio de Ocaña. Así como reconoce la estructura de las empresas presentes en el estudio, se proyectan las oportunidades y debilidades encontradas en el funcionamiento de estas.
Este artículo tiene como objetivo mostrar una propuesta de valor para la creación de una empresa constructora de vivienda de interés social (VIS), la cual genere diversos proyectos en esta modalidad, apoyado en un modelo de negocio que brinda soluciones de vivienda, en coherencia con los lineamientos y programas del Gobierno Nacional y el impulso que éste le ha dado al sector de la construcción para promover los programas VIS. Para este propósito se realizó un análisis del sector de la construcción desde el plano nacional, departamental y local para establecer la situación actual de esta industria. Se utilizó el tipo de investigación proyectiva por tratarse de proyectos factibles, que se pretenden realizar en una población 30743 familias de estratos 1, 2 y 3 de la ciudad de Ocaña, con enfoque cualitativo y cuantitativo en razón a que se utilizó la entrevista semiestructura y la encuesta mediante cuestionario. Finalmente, en los resultados y conclusiones, se obtuvo la propuesta de valor del modelo de negocio a partir de los datos obtenidos, y se diseñó el sistema operativo de la nueva empresa constructora, teniendo en cuenta el nivel de aceptación de este proyecto de VIS en la población objeto de estudio
