This article presents the main factors affecting farmland prices in Germany. In highly industrialised European countries with high population densities, the increase in farmland prices can be explained principally by the rising urban land demand for previously agriculturally used land. However, on the other side, the growing farm indebtedness per hectare in many parts of Germany lowers the prices for single plots of agricultural land. These results were found using time series and cross section analysis. Résumé FACTEURS AFFECTANT LES PRIX DES TERRES AGRICOLES DANS LE SCHLESWIG‐HOLSTEIN (ALLEMAGNE) ‐ UNE ANALYSE ÉCONOMÉTRIQUE DE 1954 À 1968 Cet article expose les principaux facteurs qui affectent les prix des terres agricoles en Allemagne. Dans les pays européens de haut développement industriel et à forte densité de population, la hausse des prix des terres agricoles s'explique principalement par l'augmentation de la demande de terrains destinés à des constructions urbaines mais utilisés antérieurement par l'agriculture. D'un autre côté cependant, l'accroissement de la dette agricole par hectare dans de nombreuses parties de l'Allemagne fait baisser les prix des terres d'exploitation agricole individuelles. L'on est parvenu à ces constatations par la méthode des séries chronologiques et des échantillonnages. Zusammenfassung FAKTOREN, DIE DIE PREISE LANDWIRTSCHAFTLICH GENÜTZTEN BODENS IN SCHLESWIG‐HOLSTEIN (WEST‐DEUTSCHLAND) BEEINFLUSSEN ‐ EINE ÖKONOMETRISCHE ANALYSE VON 1954–1968 Dieser Artikel zeigt die Hauptfaktoren auf die die Preise für landwirtschaftlich genützten Boden in Deutschland beeinflussen. In hoch industrialisierten europäischen Ländern mit hohen Bevölkerungsdichten kann der Anstieg der Preise für landwirt‐schaftlich genützten Boden prinzipiell mit dem steigenden Bedarf an Land erklärt werden, das heuzutage für Städte benötigt wird und früher landwirtschaftlich genutzt wurde. Auf der anderen Seite bedingt jedoch die steigende Farmverschuldung pro Hektar in vielen Teilen Deutschlands niedrigere Preise für einzelne Grundstücke landwirtschaftlich genützten Bodens. Diese Ergebnisse wurden mit Hilfe von Zeitreihen und Durchschnittsanalysen herausgefwiden.
