Contemporary scientific research and practical experience in the field of investment and construction projects management prove advisability of planning management processes, including key directions such as scope, time and cost management throughout the lifecycle of a real estate asset. Under conditions of construction industry integration into digital environment and active search for innovative and high-tech ways of development, an urgent issue is to select effective digital methods and tools that correspond to each phase of real estate asset lifecycle and ensure interests of each participant of investment and construction project. The aim of the article is to investigate the digital methods of real estate asset lifecycle management. Through methods of analysis and systematization, the authors of the article have identified that internationally known software producers as well as the scientific community and some representatives of construction industry acknowledge the effectiveness of the currently relevant information modelling technologies (BIM); however, full implementation of BIM technologies in Russia is mainly restrained by low interest from most participants of investment and construction projects. Therefore, by applying methods of comparative analysis and statistical assessments, reported effects of BIM implementation, according to the international experience, have been compared with actual results received by Russian companies, which actively use information modelling technologies. In addition, systematization of modern digital methods and tools for real estate assets management in correspondence with aims of each phase of their lifecycle has been carried out within the framework of the research. As a result, factors for encouragement of BIM implementation based on the principles of public-private partnership have been formulated and, in conclusion, respective stimulation measures proposed.
Today’s universities’ need to adapt to transformation processes is formed by such phenomena as digitalization and globalization of economy, fast growth in competition in the field of education services, the development of innovation technologies and communication means. Being the foundation of human capital development for all industries of economy the education environment today should meet the acute requirements of labour market in highly qualified workers, foster establishment of strong links with national and international academic communities and successful positioning in global education and professional business-space. Taking into account the UN initiative ‘Principles of Responsible Managerial Education’ (2007), which is considered as an approach to promotion of principles of sustainable development in universities implementing education programs of managerial profile, the university becomes a key element in shaping a new education eco-system. It defined the aim of the present research, which includes analysis of the key trends in the development of today’s system of managerial personnel training and factors that stipulated them on global and national level. On the basis of 25-years’ experience of the chair ‘Management of Capital Group Projects and Programs’ of the Russian Plekhanov University of Economics the authors studied the key stages of transformation processes of developing the system of higher education in Russia in post-soviet period. In conclusion they formulated new characteristics of the model of responsible managerial education being shaped.
Currently, the documents of strategic planning in Russia prescribe the innovative economic development based on digital technologies. In construction, which is a material and technical basis for the development of other industries, the question of introducing and using information-modeling technology is of paramount importance. This fact determined the subject of this study. The relevance of the topic is dictated by the search for ways of sustainable economic development with regard to the sectoral and territorial aspects based on the effective implementation of investment-and-construction projects in the emerging digital environment. The authors use analytical and comparative methods to summarize the present international experience in the development of construction in the context of application of information modeling technologies. Based on that, they also consider the basic principles of economic development in the context of using digital methods as the main factor of sustainable territorial development. As a result, proposals were formulated for integrating the information modeling of capital construction facilities into the project management system at various levels of economic decision making: federal, regional, municipal, and business. Through the example of Moscow, the territorial-sectoral structure of managing investment and construction projects was considered. The authors substantiated their conclusions on the priority measures for the development of the innovation system in construction for the sustainable territorial development.
Development plays a significant role in working out national projects in the field of house-building aimed at providing high-quality and affordable housing for the population of Russia. The key indicator for the development project is its cost, which affects both affordability for the population and finance and economic figures of the developer. Therefore, the system of cost management in the development company shall be formalized on the basis of design parameters, characterizing the project cost at all stages of the life cycle. The article proposes to use four interconnected indicators, the precise estimation of the project cost is assumed to be the principle one in the research. The authors worked out the model of development project cost management with due regard to stages of its life cycle, showed key events and relevant control points to assess precision, investigated and described methods of cost estimation at certain stages of the project life cycle (PLC). On the basis of real development projects they analyzed precision of cost estimation by stages of life cycle and plotted the graph ‘precision funnel’. The general positive dynamics in precise cost estimation was discovered, however the range of indicator incoherence would not allow us to adopt universal recommendations on its appraisal. The analysis showed the necessity to improve precision of cost estimation at early stages of project life cycles, which impacts the efficiency of the development project.
The study aims to identify the problems of “green” housing in the concept of sustainable-ESG development of the life cycle of a capital facility. It was revealed that the priority area of sustainable management of the capital object life cycle is a responsible attitude towards the environment, and the main factor is energy efficiency. In this aspect, the analysis of actual data from the Unified Housing Information System was carried out using statistical methods, mathematical and graphic modeling. Trends in the distribution of houses by energy efficiency groups were identified, an economic assessment of the increase in the cost of “green” residential buildings was made, the impact on the marginality of developers, which reduces when using “green” technologies, was shown. The role of the banking sector in maintaining “green” projects is shown: their share in the portfolios of financial institutions has been assessed, leaders in the top 5 banks have been identified. The conclusions are formulated in the form of points of growth of “green” housing construction in the field of standardization of requirements and approaches to the assessment of “green” projects, the development of mechanisms for their regulation based on the balance of administrative and economic instruments, as well as the activation of banking structures for the introduction of preferential investment.
The goal of transition to information modeling (BIM) in construction is to increase its efficiency by reducing project collisions, introducing innovations into projects and improving the interaction of participants in the investment and construction cycle on the basis of uniform digital models. Analysis of the Russian and foreign experience of BIM showed similarities in a number of areas such as the creation and use of digital libraries and databases for designing complex buildings. The authors associate prospects for the effective implementation of investment and construction projects in the emerging innovation and digital environment with the integration of BIM and project management methodology and with a territorial innovation management system throughout the object's life cycle. For the first time, on the basis of the international Oslo Guidelines, a classification of energy-saving innovations for a residential house project is given, calculations are made to evaluate their effectiveness at the operational stage, and approaches are formulated to create an innovative investment management system for building projects in the digital economy environment.
