PurposeDeveloping countries in sub-Saharan Africa are faced with significant challenges as the economies continue to emerge. There is a huge infrastructural demand and various efforts to step up supply. Whilst stepping up the supply, the environmental concerns of these supplies require a lot of attention. With the need to reduce the environmental impact of buildings whilst promoting a green infrastructure, various studies have explored the obstacles to green building technology adoption. This study explores the impediments to the development of the green building market in sub-Saharan Africa.Design/methodology/approachUsing building consultants as the unit of analysis, this study explores the impediments using a structured survey questionnaire. The study area is Ghana, an emerging country in sub-Saharan Africa.FindingsKey impediments to the development of the market is lack of awareness, lack of education and lack of fiscal incentives. The analysis shows that all the variables identified are significant in impeding the growth of the market. The results suggest that within the domain of developing countries, environmental issues may not be of immediate concern as economic issues take centre stage. For sustainability of the environment, it is unequivocal that dissemination of knowledge to key stakeholders be done.Practical implicationsAcademic institutions and professional bodies have a pivotal role to play in raising awareness of green buildings. Governmental support such as various structures should be put in place to build up the local capacity of firms not only to compete with foreign counterparts but also to ensure innovative delivery of green buildings.Originality/valueThe paper presents contextual realities on the green market restrictions within developing countries in sub-Saharan Africa through a deeper understanding of market barriers and recommends pathways for stakeholders.
Purpose -The industrial training component in a university's curricula adds tremendous value to a degree programme by enhancing the employable skills of graduates. The purpose of this paper is to assess the perception of organisations that have trained construction students from the Department of Building Technology of the Kwame Nkrumah University of Science and Technology (KNUST), Kumasi, as part of its industrial training programme. Design/methodology/approach -Through a structured questionnaire survey of 120 organisations which have offered industrial training to construction students in the Accra, Kumasi and Cape Coast metropolitan areas of Ghana, the paper assessed industry's views on issues relating to the nature and objectives of industrial training, preparation towards training, performance of students during training, effectiveness of the training and areas of improvement. Data collected through the survey were analysed using largely descriptive statistics and content analysis. Findings -In the opinion of the training organisations, industrial training exposes students to real work environment and helps them to apply theory to practice. During industrial training, the trainees showed high level of performance achievement in their ability to carry out instructions, ability to function as team players and ability to apply knowledge gained from the university among others. However, they showed a low level of performance achievement in negotiation skills, independence, social and multi-racial awareness and ability to make decisions. Major areas requiring improvement in the way industrial training is currently organised include: the need for learning institutions to provide guidelines for industrial training for use by host organisations and to monitor trainees during industrial training; training organisations should design training programmes which emphasise all competencies, appoint industrial supervisors and submit industrial feedback to learning institutions. Practical implications -The findings from the study will not only make industrial training programmes in Ghana and other developing countries more effective and successful towards the improvement of skills of trainees and thereby increase their chances of employment after graduation but also provide a reliable source of highly skilled and educated workers and an expanded pool of qualified future employees. Originality/value -The paper provides a basis for enhancing and developing effective IT practices as well as providing indicators for evaluating existing IT practices in Ghanaian and other universities in developing countries to positively influence future employees of the construction industry.
PurposeSustainability has become a topical issue in many countries, with emphasis on green buildings. Though Ghana has recently adopted green buildings, there is lack of its speedy implementation. There is little literature on the adoption of green certification of buildings, especially in a developing country like Ghana. The purpose of this paper is to identify the factors that drive the adoption of green certification of buildings in Ghana.Design/methodology/approachThe study adopts face-to-face and telephone interviews, using a semi-structured interview guide among ten built environment professionals. Qualitative responses to the interview are thematically analysed using Nvivo 11 Pro analysis application software.FindingsThe findings suggest that “observability of the benefits of green certified buildings”, “commitment of Government to green building initiatives”, “incorporating green certification of buildings into the code of practice of professional bodies”, “green building certification incentives”, “public acknowledgement of the green building concept”, “policies and regulations to enforce the adoption of the concept” and “effective communication and source of information on the concept” are the factors that drive the adoption of green certification of buildings in Ghana.Originality/valueThe paper contributes to the understanding of the factors that drive the adoption of green building certification in Ghana. With these findings, stakeholders and industry practitioners can make informed decisions regarding how they can put in place strategies to ensure the effective adoption of green certification of buildings. Though this study was conducted within the context of Ghana, its findings and implications can be useful to policy makers, stakeholders and practitioners in other developing countries.
Purpose Communication ineffectiveness inherent in the unique attributes of Mass Housing Project (MHP) features is well admitted in the body of literature. However, the understanding of the extent and nature of this influence of the unique features of MHPs requires an empirical insight. The aim of this paper is to identify the communication ineffectiveness induced by the unique features and delineate the implications of the findings for mass housing practitioners and stakeholders towards engendering effective communication performance. Design/methodology/approach Through a structured questionnaire survey, data were elicited from mass housing stakeholders and project team leaders. The data were subsequently analysed using structural equation modelling, and the communication effectiveness evaluation model was developed. Subsequently, the model was validated through a questionnaire survey on ten experienced mass housing practitioners, researchers and stakeholders. Findings The results revealed significant, moderate and weak effects of the unique features of MHP team communication performance. This suggests that the unique features of MHPs have varying degree of influence on the communication performance among project teams’ delivery. The findings provide practical, empirical insights and understanding into the inherent communication ineffectiveness on MHPs, and thus are very useful in communication management and planning in MHP’s delivery. Originality/value Against the backdrop of the need to gain an in-depth understanding of the inherent communication challenges towards improving communication performance in MHP delivery, the findings have rigorously revealed and provided clear insight into the nature of communication ineffectiveness inherent in the unique features of MHPs. The findings and insights provided by this study are thus useful for aligning communication management planning and strategies to the unique MHP environment to engender communication success. Practitioners can also use these findings towards the development of their communication behavioural skills and communication infrastructure for MHP delivery.

(2016) Abstract: Studies exploring success on mass housing projects (MHPs) continue to cite communication ineffectiveness inherent from the unique attributes of mass housing as a major problem in the delivery. Unfortunately, these studies fail to establish the nature and extent to which the observed communication ineffectiveness is attributed to the unique characteristics displayed by MHPs. Here, this study aims at exploring the influence of the housing design unit contract packaging (HDP) features of MHPs on project team communication performance. By adopting a questionnaire survey and the use of structural equation model (SEM), the study used empirical data collected from project team leaders on mass housing project sites in Ghana to assess the communication ineffectiveness inherent in the HDP attributes. The evidence gathered from the empirical study indeed supports the hypothesis that the HDP features of MHPs significantly contribute to communication ineffectiveness related to information flow and information composition among the project team. These findings affirm the uniqueness of MHPs and suggest the need for project teams and stakeholders on mass housing to adopt communication methods, medium, strategies and management approaches that fit the mass housing project environment to engender managerial and communication efficiencies in mass housing delivery.
Purpose This paper aims to identify the key barriers to the adoption of green certification of buildings in Ghana. Design/methodology/approach The study adopts face-to-face and telephonic interviews with ten built environment professionals, using a semi-structured interview guide. Findings The findings suggest that “lack of information on existing green buildings”, “lack of incentives”, “conservative nature of Ghanaians”, “lack of active government participation”, “inadequate human resource”, “lack of awareness of the benefits”, “cost and financing” and “lack of legal backing” are the eight key barriers that hinder the adoption of green certification of buildings. Research limitations/implications The research is limited to built environment professionals registered with their appropriate professional bodies. The findings cannot be generalized and extended to other developing countries that do not share similar characteristics and context with Ghana. Practical implications Practically, this study highlights, for the benefit of the construction industry and the government, the critical barriers to the adoption of green certification of buildings in Ghana. Identification of these barriers provides a pathway for the provision of pragmatic solutions towards the adoption of green buildings in Ghana. Originality/value Findings of the research make significant contribution to the debate on the barriers to the adoption of green certification of buildings. Four out of the eight barriers (inadequate awareness of the benefits of green certification of buildings, inadequate human resource, conservative nature of Ghanaian and lack of information on existing green buildings) identified are unique in the context of other related studies and advanced knowledge on the subject matter.
