Resumo Este trabalho aborda o estudo de caso realizado no município de Ribeirão Preto/SP sobre a produção imobiliária no Setor Sul da cidade, região de maior expansão dos últimos anos e que concentra famílias e serviços de alta renda em espaços residenciais fechados e seu entorno. Tem como objetivo identificar e analisar o processo de produção e expansão urbana e em que medida a atuação dos agentes envolvidos responde à dinâmica de valorização dos capitais e das propriedades locais ou de capitais externos ligados a processos gerais, atualmente debatidos no âmbito dos estudos sobre a financeirização do espaço urbano. Para análise, são utilizadas três perspectivas, construídas a partir de pesquisa bibliográfica, coleta de dados empíricos e entrevistas. A primeira, trabalha a importância dos capitais mercantis locais na explicação dos processos de apropriação do território; a segunda, influenciada pela economia política regulacionista, analisa a legislação sobre o parcelamento do solo e a transformação da terra rural em terra urbana; e a terceira, enfoca a estrutura de provisão de habitação considerando as relações entre agentes, especialmente proprietário fundiário, promotor imobiliário e Estado. Constata-se que a produção dos espaços residenciais fechados (loteamentos, especialmente) no Setor Sul do município responde, mormente, à lógica dos capitais e proprietários locais e de sua relação com o Estado do que aos processos ligados à penetração do capital financeiro na expansão da cidade.
