RESUMOEste artigo trata de uma análise de operação e projeto de parcelamento do solo urbano, através de dois empreendimentos condominiais com controle de acesso de alto padrão, localizados no município de São José do Rio Preto (SP), contribuindo para as discussões sobre as novas tendências do planejamento urbano, bem como sua busca pela sustentabilidade. Para a constituição do artigo foram realizados levantamentos bibliográficos e pesquisa de campo. Sendo assim, foi possível averiguar que o processo de periferização do município, deu-se de maneira semelhante ao da maioria dos centros urbanos em rápida expansão no país, com alocação da população de baixa renda, seguido de mecanismos de alargamento do perímetro urbano pela incorporação de amplas faixas de terra urbana, fortalecendo a proliferação de ocupações irregulares e condomínios horizontais com controle de acesso. Sendo que a infraestrutura urbana desses condomínios, com recursos da iniciativa privada, configura um modelo que alia necessidades básicas dos proprietários como abastecimento de água, conforto, segurança e lazer. Porém a falha do setor público em cuidar dos espaços urbanos, fez com que se implantassem áreas elitizadas, em que a aquisição de alguma "qualidade de vida" ficou aos que podem pagar.
