Nos últimos séculos, o advento da indústria impôs severas transformações ao espaço das cidades. Em resposta às mazelas decorrentes deste processo, mas também às demandas do capital, o planejamento urbano, sujeitando-se às mais variadas contradições, passa a ser crescentemente integrado aos processos de urbanização deflagrados. Nas cidades brasileiras, especialmente nas grandes e médias cidades, é comum que se observe uma estreita relação entre a produção do espaço urbano e as políticas de planejamento. Nesse contexto, os condomínios fechados emergem e se associam à expansão da malha urbana, produzindo variados e significativos efeitos no espaço geográfico. Esta pesquisa analisa as consequências do processo de expansão dos condomínios na malha urbana, com foco nos efeitos inerentes ao acesso às áreas verdes e espaços para o lazer. Para isso, à luz do esforço teórico, a pesquisa realizou um estudo comparativo de duas subáreas pertencentes ao mesmo setor censitário: Condomínio Bosque Ipanema, e o Bairro Jardim Botucatu, situados em Sorocaba/ SP. Utilizou-se da fotointerpretação, de análise estatística e de outros métodos associados para a produção e consequente análise dos dados. Os resultados apontaram para a existência de segregação socioespacial a partir das diferenças de estruturas observadas entre as subáreas (Condomínio Bosque Ipanema e Bairro Jardim Botucatu), segregação que se expressa, sobretudo, no acesso às áreas verdes e espaços para o lazer.
