Following the concept "city as place", urbanity and the reurbanisation discourse are critically reviewed. The concepts are redeveloped and operationalised as an analytical instrument which allows for a detailed description of urban qualities. The key issue in this analysis is the defi nition of fundamental value orientations which are assumed to have a strong impact on the choice of residence.With this new concept, intra-urban migration patterns in the city of Mannheim are studied quantitatively as well as the overall migration dynamics. Different population groups with their characteristic moving patterns are compared in the light of urban qualities. Implications for the reurbanisation discourse as well as for urban planning and development are discussed.

Vor diesem hintergrund wurde von der stadt Mannheim und der gBg-Mannheimer Wohnungsbaugesellschaft mbh eine Wanderungsmotivanalyse in auftrag gegeben. nach einer kurzen inhaltlichen einordnung der Fragestellung werden die Vorgehensweise erläutert sowie ein Vergleich von Bevölkerungsstruktur und Wanderungsmotiven der zu-, fort-und umziehenden haushalte gegeben. ein besonderes interesse gilt den stadt-umland-Wanderern und den Bedingungen für ihre rückkehrbereitschaft. abschließend zeigt die analyse, dass die Wohnquartiere in Mannheim eine vielfältige Wohnungsnachfrage befriedigen können und die stadt daher durchaus chancen hat, ihre attraktivität als Wohnstandort zu steigern und der suburbanisierung entgegen zu wirken.Schlüsselwörter stadtentwicklung · Wanderungsmotive · suburbanisierung · reurbanisierung · Wohnpräferenzen · Wertorientierung · Mannheim Residential Location Decisions of Households using the Example of Mannheim, GermanyAbstract By the end of 2025, Mannheim's population will have increased slightly to reach 312,700. Just as in other major cities in germany, the fear in Mannheim is that continuing suburbanisation and net gains in population resulting from immigration will lead to long-term social segregation. it is against this background that the city of Mannheim joined forces with the gBg-Mannheimer Wohnungsbaugesellschaft mbh, a local housing association, to commission a study into the motives underlying relocation. starting with a brief attempt to contextualise the issue at hand, this paper details the procedure applied and presents a comparative survey based on demographic structure and the motives underlying relocation for households moving into, out of, or within the city. one topic of special interest is city-to-hinterland migration and the conditions under which such households would be prepared to return to the city. the study concludes by showing how Mannheim's residential neighbourhoods are capable of satisfying quite diverse housing needs; consequently, the city is well placed to enhance its appeal as a place to live and to counter the trend towards suburbanisation. 1 Einleitung das oberzentrum Mannheim ist mit 307.100 einwohnern (ende 2005) die größte kreisfreie stadt in der Metropolregion rhein-neckar. ihre Bevölkerungszahl wird sich nach der neuesten Vorausberechnung des Bundesinstituts raumforsch raumordn (2010) 68:49-59

Jahrhunderts ist Europa gekennzeichnet durch eine negative naturliche Bev6lkerungsentwicklung, die sich in den kommenden Jahren noch intensivieren wird. Dabei stehen Staaten mit einem vergleichsweise gilnstigen Trend solchen mit einer starken Abnahme der Einwohnerzahlen gegenilber. Auch auf regionaler Ebene weichen Fruchtbarkeits-und Sterblichkeitsentwicklung erheblich voneinander abo Am Beispiel Frankreichs und Italiens werden die raumlichen Muster sowohl des Geburtenrilckgangs im Verlauf der zweiten demographischen Transformation als auch der Verlangerung der Lebenserwartung seit den 1970er Iahren untersucht. In beiden Landern ist eine regionale Konvergenz der gesamten Geburtenrate (Totale Fruchtbarkeitsrate, TFR) bei gleichzeitiger Divergenz ausgewahlter Indikatoren zum generativen Verhalten zu beobachten. Eine Angleichung der Verhaltnisse ist auch fur die Lebenserwartung festzustellen. Allerdings registrieren Regionen mit Wanderungsgewinnen eher ilberdurchschnittliche Werte als jene mit Migrationsverlusten. In Regionen, in denen der Geburtenrilckgang bereits fruh einsetzte, sind zukilnftig starke Uberalterungserscheinungen erkennbar. Insgesamt werden sich die demographis chen Verhaltnisse in den Regionen zunehmend differenzieren. AbstractAt the beginning ofthe 21st century Europe is characterized by a negative natural population trend, which will even intensify in the next years. Countries with a comparatively positive trend face others with a strong decline of the number of inhabitants. On the regional level fertility and mortality levels differ substantially as well. Using the examples of France and Italy, the paper examines the spatial patterns of the decline of birth rates during the second demographic transformation as well as the rise of life expectancy since the 1970's. In both countries a regional convergence of the total fertility rate (TFR) can be observed with a simultaneous divergence of selected indicators of generative behaviour. In addition, a converging trend may be detected for life expectancy. However, regions with migration gains register values rather above the average compared to those with migration losses. In regions where the decline of the birth rate began early, the future will bring strong phenomena of over-ageing. Altogether demographic conditions in the regions will differ increasingly.
