The Impact of Airport Proximity on Single-Family House Prices—Evidence from Poland

Abstract: Airports in Poland are obliged to observe the sustainable development principle and therefore to reduce their environmental impact by creating so-called limited use areas (LUA) related to aircraft-generated noise. The research authors analyzed airports’ impact on the prices of single-family homes located in the vicinity of airports. The LUA is therefore defined as the area designated to study the airport’s specific impact on the single-family housing market. This is a formal limit which determines the examinat… Show more

“…However, referencing to the existing studies which summarise the previous research on the impact of aircraft noise on the property value (Wadud 2013, Kopsch 2016, one can notice a certain similarity between the results obtained in this study and the literature on the subject. The conducted analyses allowed for the identification of a statistically significant, negative impact of the airport's proximity on the property value, similarly to recent studies (Zheng et al 2020, Bełej et al 2020, Cellmer et al 2019.…”

“…The research assumption refers to the limitation of housing areas in airport-proximate areas. This study continues and expands on earlier research (Wojewnik-Filipkowska & Koszarek-Cyra, 2022) and is part of the research conducted by a research team led by J. Konowalczuk which is looking for ways to solve a neighbor conflict in the vicinity of airports caused by external noise effects, and deals with the methodology of estimating damage and determining compensation in limited use areas of airports and studies the effectiveness planning intervention in the housing real estate markets (Batóg et al, 2019;Bełej et al, 2020;Konowalczuk et al, 2021).…”

“…To minimize the social and environmental costs generated airports locations in cities, special zones (Limited Use Areas, LUA) 1 around airports are created (Bełej et al, 2020). LUA is a geographically separated protection zone for areas exposed to excessive noise impact where, despite the use of available technical, technological, and organizational solutions, the quality standards of the acoustic environment cannot be met.…”

“…For this reason, results of this study are innovative in the context of IAAs because there is not an actual definition of IAAs that captures the true nature of this topic, and, possibly, this manuscript will improve the theoretical frameworks in future scientific research in the aviation and tourism sectors. Commercial and aeronautic activities of airports have a positive impact on cities' economic development and infrastructures [113]. This study has been needed to better stage the effectiveness, projection, and different business strategies to be adopted by researchers and organizations in the aviation and tourism future.…”
