The building information modelling trajectory in facilities management: A review

Abstract: There is a paucity of literature that examines building information modelling (BIM) for asset management within the architecture, engineering, construction and owner-operated (AECO) sector. This paper therefore presents a thorough review of published literature on the latest research and standards development that impact upon BIM and its application in facilities management (FM) during the operations and maintenance (O&M) phase of building usage. The purpose is to generate new ideas and provide polemic clarity… Show more

“…Currently, IFC is supported by the majority of BIM software applications and it is considered as the main file format in the development of the BIM-based FM processes [32] [33]. Specification of the information items in different parts of the BIM models is another challenging aspect in the development of the BIMbased FM processes.…”

“…For example, not all asset and O&M related information is compatible for hosting in a BIM environment [16]. Possible reasons as found in existing literature are inconsistent naming conventions, inadequate techniques to capture building facilities and assets, lack of knowledge about information necessary for O&M and FM, and poor information synchronization [4,9,17,18].…”

“…For instance, [18] reported several corresponding obstacles in terms of availability the required data for maintenance stage and t usability of the stored data format. As such [26] and [22] identified challenges relate to interoperability, interfaces with other systems, integration of wired and wireless sensor networks to enhance the live data collection during the construction phase, and controlling the access to the project information.…”

“…However, inadequate data integration is a current challenge faced by the building information models. According to [18] this challenge stems from differences in the data syntax, the schema, or the semantics. With regard to the studied literature, integration of information and data has been recognized a challenge.…”
