This study examined the influences of socio-cultural experiences on residents' housing satisfaction in Ikorodu low-cost housing estate in Lagos State. This study was carried out with the aid of questionnaire administration and reconnaissance survey. The result of the survey shows that the total numbers of the housing units in the area were 119 buildings which comprised 106 bungalows and 13 story buildings. The estate was stratified into two (2) zones which were story buildings and bungalow buildings. Using a systematic sampling technique, one of every two (2) houses was selected for interview in both zones. A total of 106 residents were selected from the bungalow units and 20 residents from the story buildings making a sum of 126 residents that were selected for the interview, but a total of 122 questionnaires were recovered. Findings from the study reveals that the residents' were fairly satisfied with the environmental elements of their dwellings, the physical elements, the behavioural elements and the economic elements and were dissatisfied with the functional elements and timing element which constitute the quality performance and maintenance criteria of their buildings. More so, findings from the study reveal that there is significant difference in residents' level of satisfaction in the housing elements among several socio-cultural characteristics of residents, such as gender, ethnicity of end users, family size, family structure, religious beliefs, ethnic group of residents, social relation, years of living in area and age of residents among others. The study further revealed that there is no significant difference in residents' level of satisfaction in the housing elements among residents' household position and marital status. Recommendations were proffered to guide policy-makers, some of which includes local participation approach in housing delivery, the use of local building materials, intensive site and service scheme among others.

With regard to increasing importance of urban regeneration, assessment of previous provisions is considered as a major step due to effect of urban renewal on quality of life and the necessity to use dilapidated fabrics in line with goals of sustainable development and avoidance from urban sprawl. Since residents are the main beneficiaries of urban renewal and this should come to realize aiming at improving their satisfaction with living area, in the present research the measure of residential satisfaction has been used, mentioned as a suitable index to determine desirability of living area and effects of provisions made for it. To measure variables, five-point Likert questionnaire has been used as the research questionnaire; to analyze data and test research hypotheses, one-sample t-test has been used; to compare extent of satisfaction in three groups including centralized renewal, semi-centralized and decentralized renewal, one-way variance analysis has been used. Results from research indicate that neighborhood renewal has not had a significant effect on residential satisfaction in it, resulted in reduction of satisfaction extent in most of indices especially social indices. Neighborhood renewal has led to increase of satisfaction in some physical indices such as physical quality of residential unit. This indicates that attention has been merely focused on physical dimension instead of considering all the components of residential satisfaction. Another important result is higher extent of satisfaction among residents with the purpose of decentralized renewal, which this result indicates the necessity to change from authoritarian modernization models to micro scale, participative and community-oriented models and avoidance from prescribing prearranged physical plans and the necessity to use facilitators public institutions.

Housing low income households is a major concern of governments across the world. To address this issue and help raise the living standards of low income Omani citizens, the Omani Government established a social housing policy in 1973. The outcomes of this policy and the effectiveness of its implementation have not been formally examined, so the main focus of this study is to evaluate the effectiveness of the social housing policy in achieving its objectives. As the objectives of the social housing policy are to provide social housing that is adequate for its purpose and to provide a sufficient number of social housing units, this project assesses these two aspects: 1. 'housing adequacy' (physically and qualitatively adequate housing) and 2. 'housing demand' (sufficient quantity of housing, now and into the foreseeable future). The Omani social housing policy is composed of three programs, each with different purposes. The social housing units provided by the Residential Units Program were chosen for the adequacy aspect of the evaluation while the number of households which benefited from this program and the other two programs, the Housing Assistance Program and the Housing Loans Program, were examined to identify the current and future demand for social housing in Oman.A mixed methods approach, including both primary and secondary data with qualitative and quantitative methods, was employed in this research. The primary data included survey questionnaires, interviews with policy makers, and site visits. A total of 330 face to face questionnaires were conducted with randomly selected household heads living in social housing.These houses were provided during the period 2001 to 2010 in five wilayats (cities): Al Rostaq, Nizwa, Sur, Ibri, and Al Buraimi. Six (6) face to face interviews were carried out with purposively selected officials of the Ministry of Housing. Site visits for the observation and documentation of the quality of houses were also conducted. The secondary data included policy documents, executive regulations, and official population statistics and projections. In regard to the social housing demand evaluation, the social housing waiting lists were examined to identify the current demand (till the end of 2014) and an assessment based on population projections and the official budget allocations was applied to estimate the demand and supply of future social housing in Oman (to 2020 and to 2030).The concept of housing adequacy, in this study, encompasses seven components namely: legal security of tenure, affordability, the services provided, habitability, accessibility, location, and cultural adequacy. These components are based on UN-HABITAT indicators but were modified to ii suit the Omani social, economic, and cultural context.
