Abstract:As a sustainable construction method, prefabrication has become popular in many nations. However, there are many challenges for prefabrication, especially in terms of cost. Previous studies have revealed that higher capital cost was the most important barrier to the implementation of prefabrication. Thus, the objective of this study is to explore and evaluate the critical factors affecting the capital cost of prefabrication and examine how cost management may be affected by the "experience", "corporate responsibility", and "participant function" as a fix independent factors. To achieve the research objective, semi-structured interviews were conducted with 11 experts for the development of the questionnaire. Then, a questionnaire survey was conducted to investigate the significance of 49 factors related to prefabrication capital cost. The survey results revealed that "Specification and standards for prefabricated building design", "Related experience of manager", and "Rationality of precast component split" were the most critical factors. In addition, "experience", "corporate responsibility", and "participant function" had significant impact on the evaluation of capital cost factors. The findings can facilitate developing a benchmark framework for exploring the factors affecting the capital cost of prefabrication in China.

Green building is deemed an effective means to realize the sustainable development of environment, economy and society in the construction industry. Green building technologies (GBTS) are important to realize green buildings. In order to make the application of GBTS be adopted and popularized effectively, it is especially important for us to gain thorough comprehension of the key problems that affect the adoption of GBTS. The target of this paper is to better understand the adoption of GBTS from the perspective of designers. This article utilizes a questionnaire to investigate Chinese architectural designers. Through establishing a structural equation model and an analysis of the survey data, the key factors influencing the adoption of GBTS by designers in the Design Company were found out. The results denote that the adoption motivation, the capability of GBTS, the knowledge structure and the defects of GBTS are the significant factors that affect designers' adoption behaviors. However, the management support of GBTS has no significant effect on designers' adoption behavior. The research results are helpful to improve adoption of GBTS in design units and accelerate the transformation of GBTS achievements. Additionally, they can promote the application of GBTS in the field of construction. Based on the quantitative theoretical model (the structural equation model), this paper finds out the key factors that affect the application of GBTS from the perspective of designers, enriching the theoretical methods of GBTS research and complementing the relevant literature of GBTS research. Factors Affecting Green Residential Building Development: Social Network Analysis

Green residential buildings (GRBs) are one of the effective practices of energy saving and emission reduction in the construction industry. However, many real estate developers in China are less willing to develop GRBs, because of the factors affecting green residential building development (GRBD). In order to promote the sustainable development of GRBs in China, this paper, based on the perspective of real estate developers, identifies the influential and critical factors affecting GRBD, using the method of social network analysis (SNA). Firstly, 14 factors affecting GRBD are determined from 64 preliminary factors of three main elements, and the framework is established. Secondly, the relationships between the 14 factors are analyzed by SNA. Finally, four critical factors for GRBD, which are on the local economy development level, development strategy and innovation orientation, developer's acknowledgement and positioning for GRBD, and experience and ability for GRBD, are identified by the social network centrality test. The findings illustrate the key issues that affect the development of GRBs, and provide references for policy making by the government and strategy formulation by real estate developers.
