Spatio-Temporal Changes and Dependencies of Land Prices: A Case Study of the City of Olomouc

Abstract: Land price sustainability issues have been addressed by many authors in the past. Most of these researchers used land prices (from land price maps) as the primary data source in their studies. Only a few papers analysed official land price maps, which are available very rarely. For this reason, we studied the spatial and temporal changes of land prices in the city of Olomouc based in an analysis of official land price maps from 1993 to 2017. We proposed several research hypotheses to confirm some general state… Show more

“…Information on property prices is one of the key factors that determine decisions in various types of activities, in particular those based on spatial data. Maps showing land prices are created using various methods and tools, most of which depend on correlations between land prices associated with other variables such as centralities (Eshliki, Angherabi, 2011;Cellmer et al 2014;Chung et al 2018;Burian et al 2018).…”

“…Regarding land price sustainability in cities, price maps play an undeniable role in providing essential price information about real estate for quick decision-making. Price information can therefore be used not only for private purposes but also at the policy-making level [1]. Land price and land price sustainability are important aspects in guiding land resource allocation during urban planning and development, particularly in large cities in fast developing countries where infrastructure and populations change frequently [2].…”

“…In some cases, determining an actual price is not possible, and price is instead determined according to the prices of comparable parcels in the municipality or a similar municipality [48]. Quoting from [1]: "The final price of a building parcel is calculated as a multiple of the base price of the group of land to which it belongs and its total area in square meters. The price of the parcel is then increased according to the price of the building(s) located on the parcel and the price of green areas.…”

“…There is a limited number scientific studies focusing in more details on population ageing and its consequences with economic and urban planning issues. Therefore, this research is focused on the economic analysis of consumption behaviour of households of retired, the development of retired in the society (age index), possibilities of retirement homes, sustainable urban planning and economic aspects of this issue (Macků et al 2018;Burian et al 2018b).…”
