Purpose This paper aims to introduce a practical expert decision support system (EDSS) for performing location analysis and making real estate location decisions in the organization’s facility and real estate management (FREM) department in presence of several decision criteria, under risk and uncertainty. This tool is particularly useful for making strategic decisions in facility planning, portfolio management, investment appraisal, development project evaluations and deciding on usage possibilities in an unbiased, objective manner. Design/methodology/approach The proposed EDSS uses fuzzy logic and uncertainty theory as two of the most useful tools to deal with uncertainties involved in the problem environment. The system performs an unbiased mathematical analysis on the input data provided by the decision-maker, using a combination of Analytical Hierarchy Process (AHP) and Global Criterion Method; determines a suitable compromise level between the objectives; and delivers a set of locations that complies best with the outlined desires of the management as the final solution. The application of the system is tested on a real case and has delivered satisfactory results. Findings The proposed EDSS took the defined objectives, the list of alternative locations, and their attributes as the required input for problem-solving, and used a combination of AHP, Possibilistic approach, and global criterion method to solve the problem. The delivered outcome was a set of proper locations with the right attributes to meet all objectives of the organization at a satisfactory level, confirmed by the problem owners. Originality/value The application of such a system with such a degree of preciseness and complexity has been very limited in the literature. The system designed in this study is an Industry 4.0 decision making tool. For designing this system several body of knowledge are used. The present study is particularly useful for making strategic decisions in the domains of portfolio management, investment appraisal, project development evaluations and deciding on property usage possibilities. The proposed EDSS takes the information provided by the experts in the field (through qualitative and quantitative data collecting) as the inputs and operates as an objective decision-making tool using several bodies of knowledge considering the trends and developments in the world of FREM. The strong scientific method used in the core of the proposed EDSS guarantees a highly accurate result.

In recent years, with the continuous development of urbanisation, the proportion of interior design in public buildings has been increasing year by year. At the same time, there is a tendency in many places for the interior spaces of public buildings to be upscale and retro. This indicates that people are paying more and more attention to the spiritual aspect of their lives, in addition to the materialistic pursuit of enjoyment. The current phenomenon of overdecoration in society can lead to excessive luxury and wastefulness. In these wasteful interiors, the beauty of the building itself is lost. In addition, this type of interior design is not only expensive but also poses certain safety risks to some extent. In the modern society, public buildings are essential places for public activities. To be specific, they are closely linked to public services and social management attributes. As a result, public buildings usually play a decisive role in facilitating communication and cooperation between various persons. Thus, the construction requirements of public buildings are currently increasing and the structural shapes of buildings are becoming more complex. In addition, the level of technology and the use of public buildings are becoming increasingly demanding. As a result, it is quite important to examine how modern and emerging technologies can be applied to public building design in order to improve its effectiveness. At the same time, with the continuous and rapid development of China’s economy and the promotion of the concept of environmental protection, the greening of public buildings has become an object of concern and research. There are many different types of existing public buildings in China, and in the design process, the energy consumption of the building throughout its life cycle and its impact on the surrounding environment are not fully considered, resulting in problems such as high energy consumption and poor indoor comfort in the actual use of the building. However, the demolition and reconstruction of buildings can lead to waste of resources and environmental pollution. Therefore, it is feasible and necessary to study the application of green building technologies in the design of public buildings. This study models the effectiveness of public building interior design based on BIM technology from the perspective of integrated design as well as parametric design. This model enables the interior design of public buildings to become energy efficient, emission reducing, and environmentally sustainable. After all, the integration of architecture and interior design can reduce unnecessary decorative waste. In addition, this model can also respond to the government’s efforts to develop an ecological civilisation, creating a new way of living that is resource efficient.

The commercial building sector is classified as a highly energy-intensive category in Sri Lanka. Building practitioners adopt energy-saving mechanisms to minimise energy consumption. However, the integration of smart features plays a vital role in conserving energy in commercial buildings. However, Sri Lanka lags behind in the adoption of smart features when compared to other countries. To address this problem, this study aimed to develop a framework for the better integration of smart features to minimise the energy consumption of Sri Lankan commercial buildings. This research is carried out initially by literature review, and then research has been followed by case study. Data collected is analysed through manual content analysis and computer software with the aid of NVivo 12 software. Findings revealed that smart features are the new technologies evolved in commercial buildings to conserve energy. However, building practitioners faced several issues in integrating these features within the existing buildings. Limited knowledge of management, building owners and operators, high initial cost, and lack of workforce skill were identified as main barriers to integrating smart features in Sri Lankan commercial buildings. Moreover, this research identified the possible mechanisms for the better integration of smart features in commercial buildings. For better integration, it is required to plan it at the initial design stage of buildings, select reliable contractors, and raise awareness of management and client about smart features. Finally, a framework was developed for the better integration of smart features to minimise the energy consumption of Sri Lankan commercial buildings.
