Abstract:As a sustainable construction method, prefabrication has become popular in many nations. However, there are many challenges for prefabrication, especially in terms of cost. Previous studies have revealed that higher capital cost was the most important barrier to the implementation of prefabrication. Thus, the objective of this study is to explore and evaluate the critical factors affecting the capital cost of prefabrication and examine how cost management may be affected by the "experience", "corporate responsibility", and "participant function" as a fix independent factors. To achieve the research objective, semi-structured interviews were conducted with 11 experts for the development of the questionnaire. Then, a questionnaire survey was conducted to investigate the significance of 49 factors related to prefabrication capital cost. The survey results revealed that "Specification and standards for prefabricated building design", "Related experience of manager", and "Rationality of precast component split" were the most critical factors. In addition, "experience", "corporate responsibility", and "participant function" had significant impact on the evaluation of capital cost factors. The findings can facilitate developing a benchmark framework for exploring the factors affecting the capital cost of prefabrication in China.

The Index System for the Development Level Evaluation of Regional Construction Industrialization: A Case Study in Jiangsu, China

Abstract:In recent years, there have been concerns raised about construction industrialization in China, which have initiated a wave of policy change in both governmental and industrial organizations in order to change the mode of conventional construction. However, the current development level of regional construction industrialization (RCI) in China has not been well-characterized. This study screened preliminary index systems in five dimensions: technical, economic, sustainable, enterprise development and development environment. Based on the data gathered from the questionnaire surveys and subsequently analyzed, twenty-two critical evaluation indicators were identified. Analytic Hierarchy Process (AHP) was then employed to determine the weighting of each indicator. The evaluation method of the development level was formulated on the basis of the evaluation criteria. Jiangsu Province was used as an example in this study, with the development level of this province being comprehensively examined using a combination of the index system and evaluation method. The results show that Jiangsu has a relatively high RCI development level. The data from analysis scores of five dimensions and twenty-two indicators show that the index system is feasible, with evaluation results being consistent with actual practice. These findings provide a good practical reference for making decisions about how best to guide the development of RCI.

Abstract. Due to more complex structure and increasing prefabrication rate of precast concrete buildings, the assembly order between their constituent components is getting more and more attention. In order to solve the assembly sequence planning and optimization (ASPO) problem in precast concrete buildings, Building Information Modelling (BIM) and Improved Genetic Algorithm (IGA) are organically combined to propose a new method called BIM-IGA-based ASPO method. This method uses BIM for parametric modelling, uses IGA to search for an optimal assembly sequence, and then uses BIM again for visual simulation to further test the assembly sequence. Besides, IGA, which is improved in coding mode, crossover operation and mutation operation, is also used to achieve the dynamic adjustment of assembly sequence in construction process. A full-text example is used to explain the detailed operating principle of BIM-IGA-based ASPO method. The results indicate that the method can effectively find an optimal assembly sequence to reduce the assembly difficulty of a precast concrete building.
