PurposeAs an important indicator of the quality of life of individuals, residential environments are continuing to evolve, due to the rapidly changing production–consumption relations. However, in this evolving process, the effect of the differentiated residential environments on the individuals' residential satisfaction remains unclear. This paper aims to measure the effects of the varying residential environments on the overall quality of urban life (QoUL) in Kayseri, one of the most developed cities in Central Anatolia.Design/methodology/approachIt is based on empirical data on the quality of life in the different residential environments of Kayseri. The research method used stratified purposeful sampling, and the household survey data were analyzed using factor analysis, multiple regression and ANOVA statistical methods.FindingsThe most influential factors on the overall QoUL of individuals living in different Kayseri residential neighborhoods were satisfaction with neighborhood and city-level urban services, neighborhood relations and belonging factor groups. The critical finding obtained in this study is that residential satisfaction in low-rise and compact form housing areas in Kayseri is higher compared to residential satisfaction in high-rise neighborhoods. This result reveals that the high-rise building typology that is dominant in Turkey's big cities should be seriously questioned, and urban development policies should be re-evaluated.Research limitations/implicationsThe study was designed to produce baseline data so that future changes in residential conditions as perceived by the residents of Kayseri could be monitored to support decisions for residential areas.Originality/valueComparative case studies, particularly on low-rise versus high-rise environments, are scarce. As a result, this research contributes to the field of comparative studies on residential environments.

In Turkey, as in many Mediterranean countries, the Covid‐19 pandemic enhanced the mobility of the country's affluent classes to coastal towns. Many decided to settle there permanently, either by making their second homes their main residences, or by purchasing or renting new property. This has created severe social, infrastructural and environmental problems in these towns because of transformed demographics, a largely unregulated construction boom, increased renovation activities and an unprecedented rise in real‐estate and consumer‐goods prices. In this article we contextualize these problems in relation to the Justice and Development Party's neoliberal policies of urban governance and rescaling in the past 15 years. The government, having given the construction sector the main role in Turkey's economic development, subsequently granted it new spatial opportunities through the authoritarian and centralized allocation of urban and rural land. Coastal towns have been the target of unregulated urban growth and predatory construction in this process and have thus provided new spatial development prospects. Local governmental reform in 2012, which introduced radical urban rescaling and weakened district municipalities’ planning and regulation capacities, further intensified the process. These factors have had a severe impact on coastal towns and their middle‐income residents, who face new mobility pressures.

Rural development is a social process. It involves local community in all stages of development. Community dialog is a means for facilitating community involvement in determining a development direction, potential development plan and development sus-tainability in the future. Frequently, local community is considered as the development target. This position puts them just being development watchers, spectators, silent and passive recipients. Moreover, these silent roles make them remain unempowered since they do not know how to determine their future, how to take part in collective decision and feel being neglected. This study examines potentials of community involvement in dialog. A qualitative research paradigm is adopted. The data are collected byrecording, transcribing and analyzing community dialog at Klagen, Nganjuk, Jawa Timur. The study finds that community dialog offers considerable potentials. The first potential of community dialog is generating local community commitment, awareness, sense of belongingness and supportive character to build their own homeland. These positive development psychological states,characters and ethos are soft human dimensions which can be critical drivers in rural development. The second is creation of local knowledge and scientific knowledge joint enabling innovation and collective learning process. This joint-knowledge allows the combination of local wisdom and scientific insight. The third is building shared or collective development vision and plan. This plan and vision allow the development prioritizing process and development of rural strength, potential competitive advantage and resource building. The fourth is expanding rural networking and exercising rural people capacity to build wider internal and external social relationship.
