Purpose Building information modelling (BIM) is increasingly being adopted during construction projects. Design and construction practices are adjusting to the new system. BIM is intended to support the entire project life-cycle: the design and construction phases, and also facility management (FM). However, BIM-enabled FM remains in its infancy and has not yet reached its full potential. The purpose of this paper is to identify major aspects of BIM in order to derive a fully BIM-enabled FM process. Design/methodology/approach In total, 207 papers were classified into main and subordinate research areas for quantitative analysis. These findings were then used to conceptualise a BIM-enabled FM framework grounded by innovation diffusion theory for adoption, and for determining the path of future research. Findings Through an extensive literature review, the paper summarises many benefits and challenges. Major aspects of BIM are identified in order to describe a BIM-enabled FM implementation process grounded by innovation diffusion theory. The major research areas of the proposed framework include: planning and guidelines; value realisation; internal leadership and knowledge; procurement; FM; specific application areas; data capture techniques; data integration; knowledge management; and legal and policy impact. Each element is detailed and is supported by literature. Finally, gaps are highlighted for investigation in future research. Originality/value This paper systematically classifies and evaluates the existing research, thus contributing to the achievement of the ultimate vision of BIM-enabled FM. The proposed framework informs facility managers, and the BIM-enabled FM implementation process. Further, the holistic survey identifies gaps in the body of knowledge, revealing avenues for future research.

This paper provides a methodological definition and the first setting of a BIM-enabled Facility Management approach for building stocks, to be applied to O&M contracts, based on Post-Occupancy Evaluation (POE) methods. The use of BIM, combined with advanced monitoring techniques, facilitates the development of effective decision-making approaches for the operational stage of the building Life Cycle. Information obtained through POEs performed on real-time data can converge in the BIM model-and related database-of the building, to be used as a data repository and as the base for future scenarios analyses, simulating potential optimizations in facility management. This approach is being applied and tested in a case study building. This work is developed by analyzing current FM techniques, followed by the installation of sensors and cameras in the case study building, monitoring current usage patterns. Post Occupancy Evaluation analyses are then carried out to define an updated and more efficient FM scenario. Further developments in this sense regard the development of a mobile application providing permanent monitoring of the O&M conditions and the setting of Smart Contracts for FM. This approach could facilitate optimization of space use, an increase in quality of O&M activities, and optimization of the contractual aspects of facility management.

Higher education institutions (HEIs) infrastructure asset is a complex and massive investment, with high operational and management cost. The functionality of this infrastructure facility is paramount to the performance and well-being of its users. The effective and efficient operation and management of this facility required adequate knowledge and collaboration of all stakeholders. This study is a preliminary part of a research aim to adopt socioBIM for HE facilities users and facility management (FM) section, to interact with their learning environment and enhance collaborative practice to improve facility intelligence. The study method explores the advancement in building information modelling, decision support systems, and integrator networks. Conceptually, the adoption of socioBIM reflects an enhancement of users' facility literacy, stakeholder's participation and FM organisational intelligence within HEIs. These will culminate to stakeholder's satisfaction and competitive advantage. Further study is also needful on the efficacy of socioBIM adoption.
