After the first modular construction project in Korea in 2003, the scope and demand for modular systems have gradually increased. However, modular producers in Korea utilize spreadsheets to manage the process, manpower, and materials required for modular construction. This is inadequate compared to other countries that are more advanced in modular construction such as Japan and the United Kingdom. The management system in Korea decreases the effectiveness of modular construction in reducing construction time and cost. There is no formal system for managing modular production in Korea. Although some construction management programs utilized in the traditional construction industry are available, they do not reflect the flow of modular production, that is, to simultaneously produce several types of modules in accordance with demand in a factory. This research develops a modular-construction-specific production management system that has three overall functions: factory setup, project creation, and result analysis. These functions can link all the relevant data for managing modular production and can help manage several types of modules. The production management system is verified through simulation of the existing processes observed for a completed project and comparing the results to an alternative process. Through such comparisons, an optimized process design can be achieved.

Tradicionalmente, o processo de produção de edificações é caracterizado pela movimentação dos operários, máquinas (se necessário) e materiais em áreas que circundam o espaço ocupado pelo produto que está sendo construído, ou seja, o produto é fixo enquanto operários e máquinas movimentam-se em praticamente todo o recinto que forma o canteiro de obras. Além disso, grande parte das empresas construtoras procuram melhorias nas atividades de processamento, tornando-as mais eficientes em vez de torná-las mais eficazes (KOSKELA, 1992). Assim, entende-se que a mudança nas bases técnicas seja indispensável para a aplicação de inovações que rompam com o que tradicionalmente é praticado. Tal ação pode ser justificada pelo fato de que as práticas tradicionais na construção estão se tornando cada vez mais inadequadas, tendo em vista o crescimento contínuo da complexidade dos empreendimentos e da necessidade de rapidez de entrega dessas edificações

Encouraged by the remarkable productivity improvements in the manufacturing sector, the construction industry has a long history of trying to garner the benefits of manufacturing technologies. Whereas industrialized construction methods, such as modular and manufactured buildings, have evolved over decades, core techniques used in prefabrication plants vary only slightly from those employed in traditional site-built construction. The objective of this research was to develop and implement a production system for the effective application of lean tools in building components prefabrication. To overcome the prevalent skepticism among middle management, the lean journey started with a pilot project involving one production line. Over a six-month period, lean tools such as 5S (sort, straighten, shine, standardize, and sustain), standardized work, takt time planning, variation management, and value stream mapping were implemented to a communication shelter production line. The implementation successfully won the support of the middle managers and established the foundation for expanding lean practices to other parts of the factory and applying relevant lean tools and techniques.
