El propòsit és mapejar i examinar el desenvolupament d'infraestructura i les instal·lacions sobre el valor de la terra, tant econòmicament com espacialment. L’estudi va utilitzar una anàlisi de línia d’iso-valor per descriure els augments del preu de la terra en dues dècades (2000-2010), models de preus hedònics per determinar com la variable influeix en els augments del preu de la terra i la regressió ponderada geogràficament per descriure l’heterogeneïtat i la dependència espacials. Els resultats van mostrar que la ubicació variable dels terrenys ubicats en habitatges agrupats, la proximitat a l’estació, la proximitat a la terminal d’autobusos i la proximitat a les portes de peatge es van convertir en els factors principals que influeixen en els preus dels terrenys. Aquestes troballes suggereixen que la connectivitat del transport central i perifèric és una consideració en la fixació de preus. La necessitat de transport massiu com a consideració a la selecció d’habitatges en comunitats de la perifèria. Aquestes troballes poden ajudar els formuladors de polítiques a dirigir i controlar l’estructura espacial del desenvolupament econòmic regional i les polítiques relacionades amb la captura del valor del sòl. The purpose is to map and examine infrastructure development and facilities on the land value both economically and spatially. The study used iso-value line analysis to describe land price increases in two decades (2000-2010), hedonic pricing models to determine how variable influences land price increases and Geographically Weighted Regression to describe spatial heterogeneity and spatial dependence. The results showed that the variable location of land located in cluster housing, proximity to the Station, proximity to the bus terminal, and proximity to toll gates became the main factors influencing land prices. These findings suggest that periphery and central transport connectivity are a consideration in pricing. The need for mass transportation as a consideration in the selection of homes in periphery area communities. These findings can help policymakers direct and control the spatial structure of regional economic development and policies related to land value capture. El propósito es mapear y examinar el desarrollo de infraestructura y las instalaciones sobre el valor de la tierra, tanto económica como espacialmente. El estudio utilizó un análisis de línea de iso-valor para describir los aumentos del precio de la tierra en dos décadas (2000-2010), modelos de precios hedónicos para determinar cómo la variable influye en los aumentos del precio de la tierra y la regresión ponderada geográficamente para describir la heterogeneidad y la dependencia espaciales. Los resultados mostraron que la ubicación variable de los terrenos ubicados en viviendas agrupadas, la proximidad a la estación, la proximidad a la terminal de autobuses y la proximidad a las puertas de peaje se convirtieron en los principales factores que influyen en los precios de los terrenos. Estos hallazgos sugieren que la conectividad del transporte central y periférico es una consideración en la fijación de precios. La necesidad de transporte masivo como consideración en la selección de viviendas en comunidades de la periferia. Estos hallazgos pueden ayudar a los formuladores de políticas a dirigir y controlar la estructura espacial del desarrollo económico regional y las políticas relacionadas con la captura del valor del suelo.

Today's cities are competitive in the process of globalization. Their survival depends on attracting as much capital as possible for the various productive, infrastructure, economic, political and social sectors. The more capital raised, the parts that use it also get improved in number and scale. The process of raising capital depends on the circumstances of each city. So that, in some cities, high demand leads to increase the capacity of economic infrastructure sectors, in others, they make demand by creating economic, social, infrastructure capacity and opportunities on a large scale. This is even more important for cities in developing countries as it helps them reach the development thresholds. Meanwhile, the Tehran (Iran) and Istanbul (Turkey) cities, due to their location, economic and political conditions, have always been challenged to attract capital. Therefore, in recent decades, they have started to make investment capacities by developing large-scale projects. This study aims to verify two of the most challenging large-scale projects in these two cities. To achieve the study’s goal, the projects and their types are first discussed. Also, the impact on the lands values in the neighboring area is evaluated as one of the existing effects on the host environment. The rate of impacts varies depending on the type of projects. According to the research findings, the essences of the two projects and the purposes of their constructions are different from each other. One attempts to attract as much capital as possible in order to show off its social and cultural capitals (Iran mall- Tehran), and the other aims at economic and political benefits in competition with similar projects. Regarding land prices, in addition to the fact that these two projects have caused significant increases in land values of the host districts, they have also transformed the social structure of the residents living there.
