ResumenEste trabajo trata de la adaptación experimentada por la metodología BIM (Building Information Modelling) para abordar el modelado y la gestión de edificios históricos, obteniendo lo que se conoce como HBIM (Heritage/Historic Building Information Model). Las siete dimensiones y los niveles de madurez establecidos en BIM, se evalúan y analizan para extrapolarlos al ámbito del patrimonio cultural arquitectónico. Se presenta también una sección sobre la evolución del software BIM y cómo puede utilizarse en el desarrollo de modelos de edificaciones históricas. Finalmente, se hace una revisión de la literatura publicada en los últimos años, mostrando la importancia que el enfoque HBIM ha ganado en los últimos tiempos como una herramienta importante para la gestión integral de los edificios del patrimonio cultural desde un punto de vista multidisciplinar. Esta revisión saca a la luz la falta de soluciones generales para la generación de repositorios de objetos paramétricos para los diferentes estilos arquitectónicos, debido a la amplia gama de posibilidades que se pueden encontrar.Palabras clave: edificios históricos, metodología BIM, adquisición y modelado de datos 3D, software. INTRODUCCIÓNLos modelos BIM engloban los procesos de diseño, construcción y administración de los datos de un edificio a lo largo de su ciclo de vida. Comprenden, tanto la geometría del edificio y sus relaciones espaciales, como las cantidades y propiedades de sus componentes, entre otros elementos, e involucran en el proceso a los agentes del ámbito de la construcción, la arquitectura y la ingeniería.En las últimas décadas, el sector de la construcción ha incorporado gradualmente estos modelos de información integrada debido a que aportan grandes beneficios y permiten economizar recursos durante el diseño, la planificación y la construcción de nuevos edificios, por lo que empieza a convertirse en una práctica común. Sin embargo, respecto al mantenimiento, la remodelación/restauración o la demolición de edificios existentes, esta metodología apenas se ha utilizado. No obstante, Volk et al. [25] demuestran en una revisión de más de 180 artículos que, aunque la implementación de BIM en edificios existentes todavía es limitada, la investigación sobre ese tema se está intensificando con el fin de aprovechar sus indudables ventajas en la aplicación a este tipo de construcciones. En este campo, sus hallazgos revelan que los principales desafíos son: 1) la automatización de la captura de datos y su implementación para la realización ex novo del modelo BIM correspondiente; 2) actualización y mantenimiento de la información; 3) manejo y modelado de datos no conocidos, objetos y relaciones que se dan en las edificaciones previamente construidas.Ante un caso especial dentro de esta rama nos encontramos al enfrentarnos con edificios históricos, para los cuales es necesario adaptar los modelos BIM a sus peculiares características. Nowadays the built heritage has been recognized as one of the main sectors that can support the economic and sustainable development of countries. In the last years, the built heritage has been subject to several levels of interventions, being now clear its need for a proper maintenance and conservation management. However, in several cases, the maintenance faces lack of building records, which makes the maintenance a harsh, long, and expensive process. erefore, there is an opportunity and need to apply new technologies, like Building Information Modelling (BIM), as supporting tool to the management of historical heritage. By so, the aim of this work was the development of a management system to be used as a supporting tool to the maintenance and conservation of the existent buildings, in historical context, facilitating to the interested parties the automated and digitized information needed to carry out the most varied tasks, with the particularity to be directly connected to the 3D-BIM model of the building. But in order to test the developed system (its applicability and functionality), it was in an early phase, applied to a pilot project with the significant heritage value. is work follows a development methodology applied to the case study and had different phases: (1) the case study was modelled in Autodesk Revit software, in whose model was inserted all the parametric information and associated metadata; (2) then, a support database of the management system was developed in Microsoft SQL Server, which will support all the information exported from the BIM model; (3) a web application was developed in C# through Visual Studio 2015, which works through and application programming interface (API) allowing the communication between the web application and the BIM model, allowing not only the interaction with the parametric information of this one, but also, a persistent access to a data management system (drawings, inspection reports, specifications, etc.) that has been created. e development of the management system and its application to the case study allows us to show its potential as a tool for the historical heritage management, contributing to its permanent and constantly updated management and cross off the fragmentation and loss of information therefore reducing the consequent investment in data collection.

ABSTRACT:A complete documentation and conservation of a historic timber roof requires the integration of geometry modelling, attributional and dynamic information management and results of structural analysis. Recently developed as-built Building Information Modelling (BIM) technique has the potential to provide a uniform platform, which provides possibility to integrate the traditional geometry modelling, parametric elements management and structural analysis together. The main objective of the project presented in this paper is to develop a parametric modelling tool for a timber roof structure whose elements are leaning and crossing beam frame. Since Autodesk Revit, as the typical BIM software, provides the platform for parametric modelling and information management, an API plugin, able to automatically create the parametric beam elements and link them together with strict relationship, was developed. The plugin under development is introduced in the paper, which can obtain the parametric beam model via Autodesk Revit API from total station points and terrestrial laser scanning data. The results show the potential of automatizing the parametric modelling by interactive API development in BIM environment. It also integrates the separate data processing and different platforms into the uniform Revit software.
