HIGHLIGHTSThe underlying issues of why housing adaptability is important today are introduced, together with the drivers and barriers to uptake. This editorial explains the different kinds of adaptability (environmental, spatial, social and multi-use(r)) and how they can be achieved. The themes and individual papers in this special issue are discussed, together with their individual, community and societal importance. The global pandemic highlighted the realities of achieving incremental spatial adaptations, but also the attitudinal changes enabling temporary 'choreographing' of different social uses of spaces. New methods for investigating housing adaptability are also highlighted to better understand occupants' needs and to demonstrate how adaptability adds value to occupants. Residents have an active role in undertaking temporal adaptations. However, this depends on provisions made by clients, developers, designers and managers involving the layout, design and multifunctional uses of space. This includes making outdoor spaces more adaptable and developing scenarios that allow dwellings to accommodate changes over time (daily, seasonally and over life-course cycles). Adaptable approaches rely on careful planning and design of room layouts (and the services that support them) to enable connection between rooms and different uses of rooms without restriction of use by residents. Housing adaptability should be based on inclusivity and equity.

The adaptability of buildings addresses the responses of buildings to the changing needs of owners/users and the demands of external factors, over their lifecycle. An understanding of these changes is therefore key to the creation of adaptable buildings. This paper reports research which was aimed at modelling building changes to better understand the challenges for their adaptability. An in-depth study of the changes in selected case studies was conducted to understand the nature, characteristics, and implications of these changes for buildings and their ability to adapt. The findings from these case studies were analyzed against theoretical models reported in the literature on change and adaptability. As a result, a model was developed that identified and categorized a wide spectrum of changes to the building fabric within the broad remit of adaptability that are triggered by many factors, which are sometimes external to the building or organization. In the cases investigated, it was found that the factors that lead to actual changes to buildings were not necessarily due to the ease of making those changes, but rather the organizational will and means to make the changes. Similarly, changes were made not because the building systems were obsolete, but because of non-building factors. The timings of changes therefore did not correspond to the assumed lifespan models of different building layers, suggesting that a new way of predicting and/or categorizing building changes is needed. Furthermore, the interrelationships and nature of the triggers for change suggest that the adaptability of buildings is not just about building systems, but also about non-building factors. Thus, the further exploration of non-building triggers and enablers for change using the developed model presented here, will further enhance the creation of more adaptable buildings.

New requirements for living, working, and learning at home due to Covid-19 have highlighted two fundamental needs in apartment housing: (1) adaptability to fit multiple functions in a limited area; and (2) access to private outdoor space to support residents' health and wellbeing, and to provide spatial and thermal variety in small units. The two needs may initially appear to be disconnected: when residents have a high demand for flexibility and adaptability in apartment housing, balconies tend to be overlooked as potential spaces to facilitate adaptability. An analysis of several international housing projects with innovative balcony designs and unit designs is the basis for the identification of several typologies of balconies. Typologies of adaptable balconies and examples are used to show how they may support housing adaptability within a dwelling. The 'adaptable balcony' concept is introduced in the context of multifamily housing design, together with a clear definition of active and passive adaptability by inhabitants. PRACTICE RELEVANCEApartment balconies are often overlooked as design elements capable of influencing housing adaptability. This paper explores how adaptable balconies could support and improve residents' functional use of their dwellings. The ease of adaptability, how and to what degree residents can adapt their balcony spaces, are shown in built examples. The 'adaptable balcony' concept in the context of multifamily housing can provide developers, designers, and inhabitants with an enhanced, more flexible use of domestic spaces. Several typologies of adaptable balconies are identified and considered for how they may support housing adaptability within a dwelling. Two notions of passive and active adaptability in balcony design can help designers facilitate the desired levels of adaptability in a project.
