One of the policy goals of sustainable development is the delivery of adequate housing for Countries in the global south. This is because in many countries of the global south housing is delivered more through private mechanisms, consequently this poses challenges to adequate housing delivery for most countries of the global south and the Nigeria populace. Some of the challenges faced in providing decent and adequate housing for the people include problems of unskilled workmen, unachievable westernized building standards, housing finance, high level of urbanization, poor policy programmes, and contravention of building standards in addition to poor building materials. This chapter explores housing challenges in Nigeria. In this chapter problems of housing in Nigeria will be explored; the trajectory of the history of national housing delivery and housing policies will be presented. Also, various challenges bedeviling adequate housing delivery in Nigeria is explored and explains how the quality and quantity of housing delivered in Nigeria has affected by these challenges.

Purpose-The purpose of this paper is to examine the problems of public low-cost housing in Nigeria in relation to residents' well-being and suggest some guiding principles that can be used for successful public low-cost housing for low-income people in Nigeria. Design/methodology/approach-This research was conducted through in-depth reviews of previous literatures and document related to public low-cost housing in Nigeria. National housing policy is among the document analyzed by the researcher. Findings-The major constraints to public low-cost housing in Nigeria is that, the housing units does not reflect the culture of the resident. Most of the residents are not satisfied with it. The housing units are characterized by indecent housing units, the needs and aspirations of the residents are neglected, high safety and security challenges, poor locational and difficult to access functional facilities. Research limitation / implications-The main limitation of this research is no field survey or interview to collect data from the residents of public low-cost housing has been conducted. Practical Implications-This research will assist housing policy makers and housing developers to understand the important of opinion or views of beneficiaries before and after construction of public low-cost housing. This will be achieve if certain attributes of housing are incorporated in the National Housing Policy as may be suggested by the beneficiaries. Significant to developing countries-Recent studies in Nigeria have shown that, the quality level of building and infrastructural elements depend on cultural background of the beneficiaries. Presently, scholars in Nigeria are shifting towards housing design that will reflect the desire and expectations of beneficiaries through incorporating of culture of the people in housing design. This issue is of great significant to developing countries with different cultural diversities, these differences in culture need to be considered in housing design not adopting standard from developed world. Originality / value-The findings of this paper was based on reviewed of earlier studies on residential environmental livability particularly the public low-cost housing in Nigeria and the analysis of document of National Housing Policy 2012. The findings of this study revealed some guiding principles that can help in solving public low-cost housing problems in Nigeria.

Comparative Cost Analysis Between Hydraform Interlocking Brick and Sandcrete Block as Walling Materials for Low-Cost Housing Development in Nigeria

This study analyzed the cost of production and construction of 225mm hollow sandcrete blocks and hydraform interlocking bricks and walls to compare the findings of the results. The study was conducted in Auchi, Estako West Local Government Area of Edo State, Nigeria. The study compared the construction of two models of 225mm hollow sandcrete blocks and hydraform interlocking bricks, materials employed for wall construction for the study are; clay, cement, sand, water and mould. The result of the study indicates that unit cost of 225mm hollow sandcrete block and hydraform interlocking bricks are ₦168.57 and ₦57.85 respectively. While the cost per square metre of 225mm hollow sandcrete block wall and hydraform interlocking brick wall are ₦3,199.40 and ₦3,079.52 respectively. The study also revealed that it is more costly to apply finishes to sandcrete block wall when compared with hydraform interlocking brick wall. Sandcrete block wall requires rendering or plastering to both faces of the walls, while hyraform interlocking wall requires rendering of not more than 300mm girth to vertical external corners of the brick wall. The study, therefore, recommends the use of hydraform interlocking bricks for low-cost housing to reduce the housing deficit in Nigeria.
