Housing is a critical element of socioeconomic welfare, significantly influencing life quality and community interactions. In cities like Jos, Plateau State, Nigeria, the provision of housing is fraught with challenges due to the complex interaction between formal and informal governance structures. This study investigates the effects of hybrid governance on housing allocation in Jos, aiming to elucidate the intricate connections between governance models and housing distribution methods. An analysis of the formal and informal institutions that oversee land ownership and housing rules reveals that the divergent practices of these systems impede efficient housing provision, resulting in conflicts, poor living conditions, and restricted access to vital services. The study proposes a hybrid governance model that integrates formal regulatory agencies and informal community representatives to address these challenges. Encouraging cooperation and coordination among these groups can enable urban planners to promote the development of quality, affordable housing, thus alleviating the housing shortage and enhancing the city's habitability. This research offers significant insights for policymakers, urban planners, and housing policy stakeholders in Jos and similar settings, emphasising the necessity of inclusive governance strategies to achieve sustainable housing solutions.

Despite multiple schemes implemented by various governments around the country, affordable housing remains elusive to the average Nigerian. Because the situation is comparable to that of other developing nations, it remains a key concern in these countries' socioeconomic development. Over 52% of Nigeria's population has been claimed to live in shanties, squatter communities, and informal settlements. This article, therefore, reviews the challenges to the provision of affordable housing in Nigeria and the Sustainable approaches to address them. The article's findings were based on a thorough examination of the literature. The article's findings indicated that sustainable approaches for addressing Nigeria's affordable housing barriers may best be examined through the economic, ecological, social, institutional, and technical factors. The paper urges the present regime, investors, lawmakers, and private developers in Nigeria to implement these approaches for affordable housing provision. The findings from this article will add to the current body of knowledge by providing important information on affordable housing provision and re-directing research interest towards affordable housing in Nigeria and other developing countries.

Since housing ranks second in the hierarchy of human needs, real estate development and the housing crisis have taken on a significant dimension today. In Abuja, Nigeria, several elements have an impact on these issues. Real estate development may evoke various feelings, depending on one's perspective. Several factors are considered a problem for housing ownership and property development. This study analyzes the problems associated with housing ownership and property development in Abuja, Nigeria. The study used quantitative research; 121 questionnaires were given to real estate developers, and 77 were retrieved and used for analysis. According to the study's findings, the following factors are known to affect residential property development: access to land, funding, exorbitant building material costs, corruption, government policy, high capital costs, high labor costs, Cost of land, mortgage interest rate, building costs, perception of buyers' lack of price control, and household expenditures are further factors. Factors impacting affordability are revealed to be mostly outside of the control of the landowner but are still subject to government regulation. As a result, to provide a solution for this element, the government must improve the welfare of its population concerning housing.
