Modular construction is a novel technique that has several advantages over traditional construction methods; however, along with the benefits, there are limitations that make it challenging. Various aspects of modular construction need to be studied in-depth to improve the construction process, and the aim of this study was to accomplish that by investigating its advantages and limitations and comparing them with traditional construction. The advantages were identified through a thorough literature review, and were classified into five categories: project schedule, project cost, labor safety, project quality and productivity, and environmental. The limitations were also investigated through the existing literature and classified into five categories: project planning, transportation, public and expert acceptance, establishment cost and cost due to complexity, and coordination. The results revealed that the advantages of modular construction outnumber its limitations; however, further technological development and research would lessen or mitigate the challenges. The results of this study highlight the main benefits and challenges associated with modular construction and will help project stakeholders choose between this method and conventional construction methods for their projects.

The biggest threat that results in the project not being successful is failure to build a stakeholder project. Based on research on construction projects in developing countries, the lack of communication among workers due to cultural uniformity and the uniqueness of their respective regions can become work constraints that can affect implementation performance and productivity, namely, there is a 69.61% decrease in time performance. The main objective of this research is to analyze the role of communication management in improving the performance of construction project managers in developing countries, particularly the role of construction managers in implementing a construction project. This research uses a qualitative approach and a case study method. Sampling using purposive sampling. Forum Group Discussion to see how the opinions of construction project managers in Indonesia view the importance of communication management in the success of construction projects. The study results explain that the need for Public Relations Infrastructure management plays a role in ensuring various policies and communication to the public. This is a reflection of the effective function of public relations in the implementation of infrastructure development. In carrying out the construction, the construction project manager must pay attention to communication dynamics to support the success of infrastructure development projects. Contractors and other parties involved in infrastructure development must raise awareness of the essence of effective communication in fostering trust in the public concerned with infrastructure development.

Overcoming the Project Communications Management Breakdown amongst Foreign Workers during the COVID-19 Pandemic in Biophilia Inveigled Construction Projects in Malaysia

The property sector is revitalised to incorporate sustainability, specifically the biophilic design, to encourage human interaction with nature. Thus, there is an urgent need to communicate the biophilic design elements amongst stakeholders, especially the foreign workers, to ensure the project meets the requirement. However, standard project communications management is no longer practical, as the construction industry worldwide has been severely impacted by the Coronavirus Disease 2019 (COVID-19) pandemic. Hence, this paper evaluates the biophilic design elements to be communicated and examines the project communications management breakdown relating to the biophilic design elements in the Malaysian construction industry during the COVID-19 pandemic. Through a systematic literature review (SLR), focus group discussion (FGD) and questionnaire survey on 147 foreign workers, this paper found that from 33 biophilic design element items, only 1 item is categorised as highly critical, whereas another 20 items are categorised as critical. In addition, 43 potential communications management breakdown items from a total of 66 items fall under the critical category. The finding suggests that communication breakdown is caused by the language barrier amongst foreign workers from different ethnicities as well as between foreign workers and the supervisors, since face to face communication is limited during the pandemic.
