A caracterização arquitetónica e construtiva de um edifício é fundamental em qualquer processo de intervenção. A proficiência desses processos depende, em grande medida, do conhecimento profundo do edifício e da correta interpretação das alterações que nele se tenham operado. A reconstituição construtiva, sobretudo de edifícios mais antigos e que foram submetidos a maior número de intervenções no decurso do tempo, nem sempre é possível, dada a inexistência ou a insuficiência de registos escritos do seu projeto inicial, ou das suas sucessivas alterações. Existem, porém, exceções que se referem principalmente a edifícios com maior notabilidade, onde é possível revisitar o processo projetual, através de registos coevos, e, no caso de obras mais recentes, identificar e analisar os estratos referentes às várias intervenções, através da análise documental geralmente depositada em arquivos institucionais. Neste artigo procede-se à possível reconstituição arquitetónica e construtiva dos elementos do envelope (cobertura e paredes exteriores) de um dos edifícios mais distintos da cidade de Lisboa, o Palácio Foz, erigido na sequência do terramoto de 1755. O trabalho de pesquisa realizado focou-se na análise dos requerimentos submetidos pelo Marquês da Foz à Câmara Municipal de Lisboa no período compreendido entre 1887 e 1904. Os referidos requerimentos correspondem a pedidos escritos de alterações, ampliações e renovações construtivas solicitados pelo proprietário. Este estudo pretende identificar e datar as principais alterações arquitetónicas e construtivas realizadas no envelope do edifício, relativamente à construção inicial, enquadrando-as com as alterações urbanísticas da zona envolvente. Pretende-se, assim, contribuir para a caracterização da história arquitetónica e construtiva do edifício, explicitando a relação entre as práticas construtivas e o contexto urbano durante aquele período.

Industrial buildings from the beginning of the 20th century can still be found in Polish cities. Some of them have already been listed as heritage objects. Those structures where new technical solutions and materials were used, for example concrete, are especially interesting. Some of those objects are currently under a process of restoration with the aim to reconstruct and adapt them for completely new and different utility functions but without losing their important heritage value. In this paper, elements of the assessment procedure of the technical state regarding a historical survey, material examination and structural analysis, are presented on the example of two selected industrial buildings in which reinforced concrete was used as the main structural material. The main aim of the performed diagnostic procedure was verification of the load-bearing capacity of structures of the examined buildings. The calculation made confirmed that in case of not damaged concrete elements they have enough capacity to carry on newly designed loads. That confirmed that old concrete structures, especially in industrial buildings, sometimes have capacity reserves. On the other hand it allows to perform the design of less invasive renovation works or strengthening solutions with the aim to respect their industrial heritage value.

The paper deals with the issue of maintenance and renovation of cultural heritage objects. This is a very specialised area of cost optimization, for which there can still be used procedures and methods applied to more normal contemporary objects, but where there are many peculiarities and differences that need to be taken into consideration. In the initial phase, it is necessary to gather all relevant data about such objects. From data there can be obtained information that can be used to build the structure and correlations of the recovery and maintenance model. In the Heritage Catalogue there can be found basic information about cultural heritage objects. It provides basic description of the objects, but technical data which could be used for creating the recovery and maintenance model are missing. Only if based on a sufficiently large and properly structured database, is it possible to deduce the correlations and dependencies needed to create a system for the types of planning and optimization involved in recovery and maintenance. In order to establish the recovery and maintenance costs, it is necessary to complement the database for individual construction elements costs and the length of recovery and maintenance cycles.
