The relevance of the research and its significance are being determined by the fact that changes in economic and environmental development could affect the tendencies of the development of the real estate market and construction industry, and entrepreneurship within these sectors, and vice versa. As time passes, the participants of real estate sectors face numerous challenges, and it could be useful to find the possible improvement opportunities for economic analysis and management. The aim of the research is to analyse the factors affecting the real estate market, construction industry and related entrepreneurship in changing environment in the context of sustainable economic and environmental development, paying particular attention to the tendencies within these sectors. The literature, historical, comparative analysis and logical access methods have been used in the research. The conducted analysis could help in the improvement of the entrepreneurial activities for the sustainable development of the real estate market and construction industry.

Purpose The purpose of this study is to investigate the benefits and challenges of implementing circular economy (CE), as well as shed light on the influence of procurement strategy in CE implementation in construction projects. Design/methodology/approach A qualitative research approach with abductive reasoning was adopted. The empirical data were collected from the construction industry in the United Arab Emirates (UAE). Findings The results reveal that clients, consultants and contractors have limited awareness, knowledge and motivation to implement CE in construction projects. The absence of incentives to design projects following CE principles, lack of involvement of contractors and suppliers, non-use of materials that use CE principles and current procurement strategies are the main challenges for the implementation of CE in the UAE. Originality/value Previous research offers limited knowledge on CE and its implementation in construction projects particularly from a procurement strategy perspective. The findings of the study provide new knowledge of the benefits, challenges and role of procurement strategy for implementing CE. It is suggested that collaborative and partnering-based procurement methods are needed to facilitate the effective implementation of CE.

The tendencies of the development of real estate market could affect the tendencies within the real estate development. The development of the real estate market could be influenced by the variety of factors, depending on the economic system of the country and other factors. The aim of the research is to analyse the tendencies in the Latvian real estate market, by paying particular attention to its influencing factors and sustainable real estate development. The literature review, comparative, historical, statistical analysis, observation and logical access methods have been used in the research. The research provides an interdisciplinary view on the topic. Particular attention is paid to the case of Latvia. The research can be used to promote the importance of sustainability and sustainable development using different forms, mostly economic and environmental ones. Changes within the economic dimension, including changes of real estate market prices, and other significant aspects of real estate development can influence the sustainability of the real estate market in general and may affect the financial results of market participants. Thus, the research can also be useful for real estate developers for a planned, balanced and financially successful entrepreneurship in the changing environment.
