“…Cao and Zhang (2018) compared the land-taken and land-kept farmers' perceptions towards land compensation standards and the land expropriation procedure's openness and fairness. In Ethiopia, unfair and inappropriate land expropriation compensation was revealed as a result of ignoring legal procedures, leading to serious problems for peri-urban farmers, such as food insecurity and social and family disintegration (Dires et al, 2021). Comparatively, there are few studies of land expropriation and housing demolition in tourism development.…”

“…In the case of Burayu Town, the valuation of expropriated properties was undertaken by committee members assigned from various sector offices; not because they have the capacity, but because the job has to be done: only 2 Property Valuation Committee members (25%) declared they know the expropriation law and regulation well while the rest said they accepted the task only because they were assigned by their department. As revealed in this study, the members of the property valuation committee were usually assigned based on factors which may include general personal integrity, the social standing of the person among his colleagues and loyalty to the political system as elsewhere in Ethiopia, but without due regard for valuation expertise (Yirsaw, 2012; Dires et al ., 2021).…”

“…Urban renewal, redevelopment and expansion of urban centers, zoning for industrial development corridors and the transfer of rural agricultural lands to investors at large scale have demanded land use changes and transfer of land rights. Expropriation is expected to continue as the country requires more land for its rapid urbanization to achieve its policy objective of becoming a middle-income and more urbanized country by 2030 (Dires et al ., 2021; FDRE, 2021).…”

“…There is an assumption that location and building types have meaning to landholders when it comes to tenure security. Landholders who hold land in the Central Business District (CBD) and other prime lands where the values of land and property increases are always living in fear of expropriation or pressure of involuntary relocation to the periphery (Jimenez, 1983;Feldman & Geisler, 2012;and Dires, et al, 2021). Furthermore, land use types can be attached to locations where land value and prices are linked to selective use.…”
