An integrated multicriteria decision-making approach to reale state evaluation: case of the todim method

Abstract: ABSTRACT. Evaluation of real estate properties is an important factor in any economy. The appraisal process is rather subjective, based on the appraiser's experience and intuition. Attempts are being made to help appraisers produce more stable and reliable results. In the paper the authors present an integrated approach to the problem based on the multicriteria decision making framework. The process is carried out through three phases using the multicriteria method TODIM. An "adjusted value" iterative procedur… Show more

“…In the next step, one of the criteriatypically the one with the greatest weightis taken as the reference r, and used to calculate matrices of partial dominance, and subsequently a matrix of overall dominance (cf. Moshkovich et al 2011;Jalali et al 2015). If we consider w rc as the substitution rate of a certain criterion c in relation to the reference criterion r, the measure of dominance of an alternative A i over another alternative A j is given by formulation (1) (cf.…”

“…Till date, TODIM method has very limited applications in the field of managerial decision making, like evaluation of residential properties Moshkovich et al, 2011;Uysal & Tosun, 2014), selection of the best option for destination of the natural gas reserves , evaluation of various types of access to the broadband internet (Rangel et al, 2011), ERP software selection (Kazancoglu & Burmaoglu, 2013), evaluation of performance levels in green supply chain practices under uncertain environment (Tseng et al, 2014), selection of elective courses for the undergraduate students (Adali et al, 2016) and selection of industrial robots (Sen et al, 2016). In this paper, the applicability and potentiality of TODIM method is explored while selecting the best upcoming residential property in the city of Kolkata.…”
