Structured AbstractPurpose: The purpose of this article is to explore the development of knowledge about facilities management (FM), in particular, the management of FM services in practice, education and research. The article questions whether we know more about optimal models for in-house or outsourcing FM after 25 years of applied research and development of best practices.Design/methodology/approach: The article is based on literature reviews, case studies and personal experiences from practice for over 25 years, concentrating on the public sector. The article maintains an international focus on the FM development, with particular focus on the development in Norway and the Nordic countries. The knowledge development triangle, and its integration of education, research and practice, is used as an underlying theoretical framework. Findings:The knowledge regarding management of FM services in both the public and private sector has been developed over the last two decades. The changes in both sectors is reflected in all the three aspects of the knowledge triangle. While the use of outsourcing increased significantly in popularity during the last 25 years, the Norwegian profile continues to have limited use of outsourcing. Research limitations/implications:The article is based a qualified selection of doctoral theses, research reports and scientific articles published in the period 1990-2015. The explorations include limited quantitative data. Practical implications -Social implications:The choice for FM in practice, whether fully or partly to produce services with internal resources or to make arrangements with external suppliers, is an important strategic decision regarding the choice of a procurement strategy for the company or the organisation. This decision is not necessarily about outsourcing or in-house, but rather the strategic sourcing and management of the needed services.Originality/value: Twenty-five years of research have shown that a simple solution and answer to the questions about in-house or outsourcing FM services is lacking. To find a good solution, it is necessary to understand the content of FM services with respect to quality and efficiency, and to understand the interaction between FM, the core activities and the users.

AbstractThe purpose of this paper is to explore the importance of winery facility design among operators of small wineries open to the public, and to what extent operators use this element to market their winery to visitors. A total of ten small wineries, eight of them representing the entire Chittering Valley Wine Trail near Perth in Western Australia, agreed to participate and to be interviewed face to face. Operators view their role in the design of their winery building in various ways, including using the cellar door as a critical tool to enhance visitors ' winery experience. Of particular importance is the environment wineries promote through their uncomplicated yet inviting design. The very small sample of wineries in this study does not allow for making generalisations of the many existing small wineries in Western Australia. The value operators place on the association between the winery, the surroundings and the area where the winery is located is a critical component that will positively refl ect on visitors ' experience and may transcend beyond their visit. The study examines an emerging wine trail and a dimension, small winery design, that to date have received limited attention in academic research.

-Facilities management (FM) has a significant growth since last two decades as a new and exciting profession that embraces many essential parts of the built environment. Emphasis on early involvement of FM in the design stage to deliver of an efficient building; which is easy and cost-effective to maintain for the occupants. Present days, maintainability turn into foremost concern and unprecedented challenges for the project team as building projects are getting much more complex and difficult. However, lack of considering FM at early design phase has become a potential issue to increase the operation and maintenance budget, premature aging and dilapidation. Thus, this paper explores the consideration of direct involvement of FM knowledge and experience in early design is found useful for the improvement of cost effectiveness in long term perspective, and subsequently the aim of this paper to investigate the impact of design issues towards easily-maintainable building projects at post-occupancy stage and providing the actual avenues to integrate FM in design development process. Therefore, a critical analysis of the literature has been carried out to identify the potential errors of design at post occupancy stage. The paper critically analyses the current approach of building design; and explore the contributions of FM knowledge during the design phase. Based on the study of literature, it has been established that majority of the maintenance issues at using stage is design originated problems; mainly architectural, structural, mechanical, HVAC, and plumbing and sanitary. The involvement of the FM knowledge and experience at design process will contribute to reduce major repairs and alterations in the lifespan of the building.Keyword -Facilities Management, Cost Parameters, Effectiveness, Design Process I. INTRODUCTION A holistic view of the topic facilities management (FM) has gradually developed as a new career over the past 15-20 years everywhere in the global and evolved into construction discipline since late 1980s [1]. It seems at reaching higher facility that is straightforward to run, maintain and manage. This new topic attempt to represent an elevated attention of the significance of the building operation and maintenance. This is avital part inside FM however the scope has emerged as broader and includes use of buildings in both the short and long term. FM is observed on the pre-operations level to peer how early involvement can create effective operations, reduce maintenance cost, end customers pleasure whilst also presenting higher facility that is good-looking and end user friendly.
