In this paper, the issue of comprehensive survey of bearing structures and buildings is considered using BIM-technologies (Building Information Modeling) and computer-aided design systems (CAD). The key tasks solved during the assessment of the technical condition of buildings within the area of new construction are highlighted. A systematic approach to assessing the technical condition of buildings and structures is proposed. This approach and tools used can improve the efficiency of buildings and structures survey and reduce subsequent operating costs. The analysis and design justification of the most effective options to prevent excessive precipitation of buildings and structures during the period of new construction in urban areas of dense development have been made. Recommendations on a comprehensive survey structures, including those falling into the area of new construction using the BIM model and the calculation model based on the finite element method, have been developed.
