Purpose -The purpose of this paper is to evaluate the main elements of building performance, namely, building function, building impact and building quality in order to promote strategic facilities management in healthcare organisation to improve core (health) business activities. Design/methodology/approach -Based on current available toolkits, a questionnaire is issued to healthcare users (staff) in a public hospital about their level of agreement in relation to these elements. Statistical analysis is conducted to regroup the elements. These regrouped elements and their inter-relationships are used to develop a framework for measuring building performance in healthcare buildings. Findings -The analysis helped to clarify the understanding and agreement of users in Australian healthcare organisation with regards to building performance. Based on the survey results, 11 new elements were regrouped into three groups. These new regrouped elements will be used to develop a reliable framework for measuring performance of Australian healthcare buildings. Originality/value -Currently there is no building performance toolkit available for Australian healthcare organisation. The framework developed in this paper will help healthcare organisations with a reliable performance tool for their buildings and this will promote strategic facilities management
Abstract. Housing is a basic need for all. The increasing numbers of population and income had increase in housing demand. Thus, it has led to the construction of apartments to meet the needs of people and to reduce the use of land to build residential buildings. From year to year, maintenance costs of the building are increased. To ensure the maintenance cost for apartment residence maintenance can be reduced, it is important to determine the factor that influence the maintenance cost of the apartment. This paper is to investigate and identify the factors contributing the increase of maintenance costs. The first objective of this study is to determine the factors that affect the cost of maintaining the apartment and meanwhile the second objective is to rank the factors that influence the maintenance cost of the apartment at Johor Baharu Tengah. To achieve the objectives of the study, the questionnaires were distributed to the parties involved in the management of building. Results of this study concluded that there are five factors that influence maintenance cost are the expectations of tenants, building age, building material, failure to execute maintenance at the right time and budget constraints.
Abstract. The implementation of Person with Disabilities Act 2008 has become an eye opener towards the provision of disabled facilities in all public buildings especially regarding healthcare accessibility. The aim of this research is to analyse the provision of the disabled facilities provided in a public hospital in Perak, Malaysia. To support the research, it was supporting with two objectives that are to identify the designs and requirements of disabled facilities that need to be fulfilled according to Uniform Building By-Laws (UBBL) and other standard regulations and to identify the level of awareness of public on disabled facilities in the public hospital. For the purpose of the research, the observation method has been done towards three (3) selected hospital in Perak and questionnaire survey have been distributed to 96 respondents among the staff and visitors of the hospitals. All the data collected from the questionnaire survey and the checklist using UBBL standard requirement, then analysed using the SPSS V.21. The outcome of the observation indicates that most of the hospitals were provided with the disabled facilities, but there are still some rooms for improvement regarding specifications and the provision itself. In a nutshell, this research helps the management of the hospital together with the public on the importance of the provision of the disabled facilities in public buildings.
Abstract. Affordability reflects the challenges faced by households in balancing the real cost of housing and non housing expenditures against income limitations placed upon the household. Various methods have been introduced to measure housing affordability among households. This study was undertaken to identify the variables influencing tenant affordability to pay rent. Data was obtained through questionnaire distribution on 350 MBI public housing tenants using the strata sampling technique. This study found that only ethnic group variable significantly influenced the ability to pay rent. The study's findings proved that different ethnic groups faced different housing costs liabilities attributable to different socioeconomic status.
