Purpose This paper presents a hedonic office rent model under the decentralized structure of Istanbul Office Market. The data set in the study includes 2,348 office spaces for the first quarter of 2018. This study aims to find determinants that affect the level of rent and examine whether the effects of office rent determinants are global or not. Design/methodology/approach To consider both global and local effects, the paper uses mixed geographically weighted regression approach in hedonic office rent analysis. Findings The empirical results indicate that office rent determinants such as physical, locational, neighborhood and market operational characteristics have significant impacts on the level of the rent. The findings also show that one of the office rent determinants has a global effect and the other determinants have local effects. According to the estimation results, local effects and statistical significances of these determinants vary from lower quartiles to upper quartiles. Originality/value To the best of the authors’ knowledge, this is the first paper to consider global and local effects of office rent determinants on the level of rent, with mixed geographically weighted regression approach. The paper provides new insights into the hedonic valuation of commercial real estates, especially for decentralized office markets.
Çalışmanın amacı Türkiye'de konut satışlarında mekân etkisinin varlığını bölgesel düzeyde 2015 yılı için incelemektir. Çalışmada bölgesel konut talebi üzerinde belirleyici olabilecek ve literatürde sıklıkla kullanılan değişkenler bölgesel düzeydeki nüfus artış hızı, gelir dağılımı, konut fiyat endeksi ve Türkiye'de ikamet izni olan yabancı sayısıdır. Türkiye'deki bölgesel konut talebiyle ilgili olan diğer çalışmalardan farklı olarak, bu çalışmada ikamet izni olan yabancı sayısı, yabancıların konut talebinin bölgesel konut satışlarına olan etkisini incelemek amacıyla modele dâhil edilmiştir. Buna göre, Türkiye'de ikamet izni olan yabancı sayısı, konut fiyatları, nüfus artış hızı ve gelir dağılımının konut satışlarına olan etkisi Düzey 2 bölgeler bazında mekânsal ekonometrik modeller ile analiz edilmiştir. Mekânsal ekonometrik modellerden elde edilen tahmin sonuçları tüm değişkenlerin istatistiksel olarak anlamlı olduğunu göstermiştir. Ayrıca, analizde uygulanan mekânsal testler sonucunda incelenen yıl için Türkiye'de bölgesel konut satışlarında mekân etkisinin olduğu sonucuna ulaşılmıştır. Analiz sonucunda bölgesel konut talebi ve belirleyicileri arasındaki ilişkiyi açıklayan en iyi modelin ise, Mekânsal Durbin Modeli olduğuna karar verilmiştir. Mekânsal Durbin Modeli'nin tahmin sonuçlarına göre, nüfus artış hızı, gelir dağılımındaki adaletsizlik ve ikamet izni olan yabancı sayısındaki artış konut satışlarını arttırırken, konut fiyat endeksindeki yükseliş konut talebini düşürmektedir.
This study investigates the existence and shape of an environmental Kuznets curve (EKC) across 16 developed countries and 58 developing countries during the period 1995-2010. The basic model of the EKC is a polynomial equation of real GDP per capita. The EKC model estimated for CO2 emission per capita was extended by using control variables, such as trade, urban population, fossil fuel consumption, and service sector. Based on the nonparametric test of poolability of Baltagi et al. (1996), the relationship was found to have structural stability. A nonparametric pooled regression model was constructed, which allowed functional form flexibility and considered the endogeneity problem often emphasized in the EKC literature. The estimation results show the nonexistence of an EKC for both groups. The study also indicates the existence of nonlinearity and heterogeneity in the relationships between CO2 emission and the control variables across both groups.
ÖZETBu çalışmanın amacı, kültürel değerler ile çalışan sessizliği arasında bir etkileşim olup olmadığının tespit edilmesidir. Bu amaç doğrultusunda, İzmir'de görev yapan 306 kamu kurumu çalışanından anket yönetimi kullanılarak veriler elde edilmiştir. Öncelikle toplanan veriler aracılığıyla, ankette yer alan ifadelerin, değişkenleri ölçme gücünün açıklanabilmesi için faktör analizi yapılmıştır. Daha sonra hipotezleri test etmek amacıyla çoklu regresyon analizinden yararlanılmıştır. Araştırma bulgularına göre, çalışan sessizliği ile kültürel değerler arasında istatistiksel açıdan anlamlı bir ilişkinin olduğu tespit edilmiştir. Çalışan sessizliği türleri açısından bulgular değerlendirildiğinde, kamu kurumu çalışanlarının en fazla puro-sosyal güdülerden kaynaklı sessiz kaldıkları; kamu kurumlarının yapısı gereği, beklenen kabullenici sessizlik davranışı konusunda ise kararsız bir tutum sergiledikleri ortaya çıkmıştır.Anahtar Kelimeler: Sessizlik, Çalışan Sessizliği, Kültürel Değerler ABSTRACTThe purpose of this study is to ascertain whether cultural values have interaction with employee silence. For this purpose sampling data was collected from 306 public employee in İzmir via survey method. In order to measure the statement's exploratory power of variables, first ,factor analysis was used. Later, multiple regression analyses was conducted to test the hypotheses. Due to the research findings there is a significant statistical relationship between employee silence and cultural values. When the findings are evaluated in terms of the employee silence types; it was seen that public employees remain silent because of pro-social drivers and they show an undecisive (unstable) attitude regarding the expected acquiescent silence behaviour because of the nature of the public institutions .
<p>This paper analyses the effect of financial ratios on stock returns using quantile regression for dynamic panel data with fixed effects. Eighty three firms of manufacturing industry, which were traded on the Borsa Istanbul for 2000-2014 period, are covered in the study. The most of financial variables have heterogeneous structure so they generally include extreme values. Thus, panel quantile regression technique, suggested by Koenker (2004), is used. Since the technique yields robust estimator in the case of extreme values the Gaussian estimators will be biased and not efficient. The sensitivity of relationship, on the other hand, can be studied for different parts of the stock returns’ conditional distribution by using quantile regression technique. However, because of that the lagged of dependent variable is used as an explanatory variable in dynamic panel models, fixed effect estimators will be biased. Thereby, in this study the instrumental variable approach suggested by Chernozhukov and Hansen (2006) is used to produce unbiased and consistent estimators.</p>The results show that the stock returns respond to the changes on the financial leverage ratio, the dividend yield, the market-to-book value ratio, financial beta and the total active profitability variables differently for the different parts of the stock returns’ conditional distribution. They also indicate that, at high quantiles, return fluctuations in the current period will be more effective for investors’ transaction attitudes on stocks for the next period.
