Justified by the complexity of accounting practices in the real estate development segment, this study aimed to verify the understanding of practitioners regarding the adequacy of the model for determining the result and measuring the performance of real estate development activities. This research was configured as exploratory and qualitative. To respond to the main objective, interviews were conducted with market specialists. In the analysis of the interviews, it was shown that the recognition of the result of these entities, based on the POC, is often not transparent information for the user. In addition, the financial statements do not meet the need for market information, even with the creation of a special Explanatory Note by the CVM. Information referring to the total budgeted cost, real estate financing data, which are not available, would facilitate the analysis of external users. Another point that was clear to the interviewees is that Cash Flow is the main decision-making tool for these companies.
