Existen múltiples trabajos que abordan el fenómeno de la gentrificación bajo la forma de estudios de casos ejemplares, sin analizar la totalidad de la ciudad. El presente trabajo expone la construcción de una metodología para la identificación de zonas en gentrificación y su aplicación en Santiago de Chile y Ciudad de México. Se concluye que el análisis del fenómeno a escala de ciudad permite visibilizar casos menos conocidos, identificar tendencias de transformación diversas en distintos sectores de la ciudad, y generar mayores antecedentes con respecto a la relación compleja entre gentrificación y desplazamiento.
A pesar de existir un amplio debate sobre la segregación en Latinoamérica existen pocos estudios sobre las ciudades mexicanas, en algunos casos se debe a la resistencia a retomar anglicismos o conceptos que se les señala como descriptivos. Sin embargo, este sesgo ha limitado el conocimiento de procesos urbanos de gran importancia para la comprensión de la ciudad y se ha concluido únicamente por medio de la reflexión que la Zona Metropolitana del Valle de México (ZMVM) es una ciudad segregada. Así la investigación tiene como objetivo explorar una nueva metodología para el estudio de la segregación residencial y desmontar estas conclusiones apriorísticas, utilizando una tipología de barrios que resultan de su homogeneidad: los guetos, enclaves y ciudadelas. Los resultados demuestran que más de la mitad de la población no está aislada y que solamente una parte muy pequeña forma patrones espaciales homogéneos. Si bien, no se puede decir que la segregación es un mito; si se puede asegurar que es mucho menor de lo que se afirma en algunos estudios.
discute en qué medida la planeación urbana incide en la expansión de este fideicomiso y se analizan los elementos que explican su lógica de localización. A partir de la llamada planeación urbana reguladora y excluyente y de una planeación flexible, se establece un proceso contradictorio que enfrenta lo público contra lo privado, y dentro de los mismos intereses de sectores privados para permitir o impedir el desarrollo de una inversión inmobiliaria. A partir de una revisión de los instrumentos de planificación urbana y la localización de las inversiones, se concluye que la financiarización está llegando a la medula de la normatividad urbana, es decir, se está generando una planeación de la financiarización que no solo regulan alturas o intensidades de suelo, sino se conforman como instrumentos que convierten a la ciudad en "activo financiero" que de forma inmediata se ubica en los circuitos de especulación financiera global.
Los cambios en la estructura espacial de las ciudades intermedias es un tema poco estudiado, a pesar del elevado porcentaje de la población que vive en ellas. Diversos estudios aplicados a grandes metrópolis han constatado que donde más crece el empleo no es ni en el centro principal ni en los subcentros, sino es en las zonas dispersas. En esta investigación se identifican y delimitan los subcentros de empleo de 17 ciudades intermedias mexicanas, para posteriormente medir la evolución del peso del empleo en el centro principal, en los subcentros y en las zonas dispersas entre los años 2000 y 2020. Los resultados obtenidos señalan que las ciudades intermedias, crecientemente descentralizadas, tienden principalmente hacia el policentrismo, lo cual presenta ventajas relevantes en términos de planificación territorial.
