ÖZ: Gayrimenkulün en önde gelen servet saklama aracı olması ile de ilişkili olarak gayrimenkul yatırım fonları (GYF) son yıllarda önemi hızla artan "alternatif yatırım araçları"nın önde gelenlerindendir. Gayrimenkul yatırımlarının bazı avantajları ve olumsuz özellikleri mevcut olup GYF'ler gayrimenkul yatırımlarının olumsuz özelliklerinden bazılarına çözüm içermektedirler. Çalışmamızın temel amacı, 2014'ten itibaren mevzuatımızda yer alan ve son dönemlerde sayısı ve fon toplamı hızla artan GYF'lerin gelişimine yönelik önerilerin ortaya konulmasıdır. GYF'lerin gelişimine yönelik öneriler, GYF kurucusu portföy yönetim şirketlerinin yöneticilerinden yüzü yüze gerçekleştirilen anket yöntemiyle temin edilen verilerin analiz edilmesiyle ortaya konulmuştur. Gerek pazarın neredeyse tamamını temsil eden şirketlerin araştırmaya dahil edilmesi gerekse katılımcıların GYF'ler konusundaki uzmanlık seviyeleri dikkate alındığında temin edilen verilerin ve araştırma sonuçlarının dikkate değer olduğu düşünülmektedir.
