El presente artículo está orientado a desarrollar un modelo de gestión de costos, para la construcción de viviendas unifamiliares, la misma que es una necesidad imperiosa para la eficiente ejecución y la optimización de recursos en una construcción debido a que las herramientas usadas tradicionalmente proveen un cálculo poco aproximado de los gastos y debido a su estructura no es posible tomar en cuenta los imprevistos que podrían darse. Es por esta problemática que se plantea diseñar un modelo de gestión que busca optimizar el cumplimiento de plazos y costos en la construcción de viviendas unifamiliares. En esta investigación se usó una metodología apoyada en primer lugar en la investigación de campo mediante una entrevista, que permite visualizar los problemas referentes a tiempos y costos en la fase de construcción; y cuenta con un elemento bibliográfico porque se necesita definir los fundamentos teóricos acerca de costos basados en actividades. Se ha utilizado como fuente la experiencia de los constructores, adicionalmente información bibliográfica relevante sobre el tema, obteniéndose como resultado de esta investigación un sistema de procesos para la aplicación de los costos basado en actividades, en la construcción de viviendas unifamiliares, que permita optimizar el cumplimiento de plazos y costos en la construcción de viviendas unifamiliares.
