Nearly 30 years ago now, Holcomb and Beauregard were critical of the way that it was assumed that the benefits of gentrification would 'trickle down' to the lower classes in a manner similar to that hypothesised in the housing market. Nevertheless, despite fierce academic debate about whether or not gentrification leads to displacement, segregation and social polarisation, it is increasingly promoted in policy circles both in Europe and North America on the assumption that it will lead to less segregated and more sustainable communities. Yet there is a poor evidence base for this policy of 'positive gentrification'-for, as the gentrification literature tells us, despite the new middle classes' desire for diversity and difference they tend to self-segregate and, far from being tolerant, gentrification is part of an aggressive, revanchist ideology designed to retake the inner city for the middle classes. In light of this, it is argued that these new policies of social mixing require critical attention with regard to their ability to produce an inclusive urban renaissance and the potentially detrimental gentrifying effects they may inflict on the communities they intend to help.
In a recent conference paper Lambert and Boddy (2002) questioned whether new-build residential developments in UK city centres were examples of gentrification. They concluded that this stretched the term too far and coined ‘residentialisation’ as an alternative term. In contrast, we argue in this paper that new-build residential developments in city centres are examples of gentrification. We argue that new-build gentrification is part and parcel of the maturation and mutation of the gentrification process during the post-recession era. We outline the conceptual cases for and against new-build ‘gentrification‘, then, using the case of London's riverside renaissance, we find in favour of the case for.
The gentrification literature since the mid-1990s is reappraised in light of the emergence of processes of post-recession gentrification and in the face of recent British and American urban policy statements that tout gentrification as the cure-all for inner-city ills. Some tentative suggestions are offered on how we might re-energize the gentrification debate. Although real analytical progress has been made there are still ‘wrinkles’ which research into the ‘geography’ of gentrification could address: 1) financifiers – super-gentrification; 2) third-world immigration – the global city; 3) black/ethnic minority gentrification – race and gentrification; and 4) liveability/urban policy – discourse on gentrification. In addition, context, temporality and methodology are argued to be important issues in an updated and rigorous deconstruction of not only the process of gentrification itself but also discourses on gentrification.

This paper is an empirical examination of the process of 'super-gentrification' in the Brooklyn Heights neighbourhood of New York City. This intensified regentrification is happening in a few select areas of global cities like London and New York that have become the focus of intense investment and conspicuous consumption by a new generation of super-rich 'financifiers' fed by fortunes from the global finance and corporate service industries. This latest resurgence of gentrification can be distinguished from previous rounds of revitalisation and poses important questions about the historical continuity of current manifestations of gentrification with previous generations of neighbourhood change.
In this paper we argue that a process of super‐gentrification, similar to that first identified by Lees (2003 Urban Studies 40 2487–509) in Brooklyn Heights, New York City, is occurring in the already gentrified, inner London neighbourhood of Barnsbury. A new group of super wealthy professionals working in the City of London is slowly imposing its mark on this inner London housing market in a way that differentiates it and them both from traditional gentrifiers and from the traditional urban upper classes. We suggest that there is a close interaction between work in the newly globalizing industries of the financial services economy, elite forms of education, particularly Oxbridge, and residence in Barnsbury which is very different from other areas of gentrified inner London.
New‐build gentrification has been the subject of renewed attention of late. The impetus was Lambert and Boddy, who asserted that inner‐city new‐build developments in British city centres should not be viewed as a form of gentrification. While the term has long been generally accepted, Lambert and Boddy, and, more recently, Boddy, argue that the demographic transformations stimulated by city centre new‐build developments are relatively innocuous. They do not cause population displacement, and are not associated with the rent‐hike and eviction processes of gentrification proper. Indeed, within a move to rethink the workings and consequences of gentrification more generally (e.g. Butler), there has been a new questioning of whether this, or any, contemporary form of gentrification produces significant displacement concerns. In this paper, we address these new debates. We begin by tracing the histories of new‐build gentrification, highlighting its long‐standing presence, and then we move on to look at its trajectories, focusing our lens on London to demonstrate the diversity and complexity of this process in just one city. We outline the presence of displacement – both direct and indirect – as a complex and nuanced process (not just a spatial moment), but one that has nevertheless had a real‐life impact on real people. This paper discusses the urban injustices of New Labour's "new urban renewal", that is the state-led gentrification of British council estates, undertaken through the guise of mixed communities policy, on the Aylesbury estate in Southwark, London, one of the largest council estates in Europe. In this particular case of post-political planning I show how the tenant support for the regeneration programme was manipulated and misrepresented and how choices were closed down for them, leaving them ultimately with a "false choice" between a regeneration they did not want or the further decline of their estate. I look at what the estate residents thought/think about the whole process and how they have resisted, and are resisting, the gentrification of their estate. I show revanchist and postpolitical practices, but ultimately I refuse to succumb to these dystopian narratives, very attractive as they are, for conflict/dissent has not been completely smothered and resistance to gentrification in and around the Aylesbury is alive and well. I argue that we urgently need to re-establish the city as the driver of democratic politics with an emancipatory agenda, rather than one that ratifies the status quo or gets mired in a dystopic postjustice city.
