The need for housing continues to increase along with the increase in population. Housing development as an effort to meet the community's needs for housing. However, the limited land and competition from housing developers who offer housing in a higher segment and at a lower price, it can be concluded that there is a waste of costs in this housing development. Therefore we need a way to overcome this problem, namely by applying Value Engineering. This study aims to analyze the optimization of the calculation of the budget plan without reducing the quality and function of the building using the Value Engineering method. The analysis technique in Value Engineering in this study uses the comparative method with cost analysis. This method compares the advantages of the landcape design before the redesign and after the redesign by changing the house plan, appearance and number of house compositions on the site plan so that maximum benefits are obtained. Based on the results of the Value Engineering analysis on the Pesona Griya Asri housing project in Kudus Regency, the most profitable alternative design using Design C. The large increase in profits generated after Value Engineering was originally Rp. 407,938,977 to Rp. 847,970,184.
Dalam rangka pemerataan taraf hidup dan derajat kesehatan masyarakat di wilayah Ketanggungan Kabupaten Brebes, Pemerintah daerah kota Brebes telah melakukan beberapa upaya strategis, salah satu diantaranya adalah pembangungan infrastruktur RSUD diwilayah tersebut. Projek pembangunan ini bersifat mendesak sehingga perlu diselesaikan tepat waktu agar dapat segera difungsikan. Penjadualan menjadi sangat esensial dalam projek pembangunan tersebut, pekerjaan yang dipercepat dari penjadualan normal tentu saja akan mempengaruhi prmbiayaan proyek. Agar kegiatan pembangunan berjalan dengan efektif, efisien dan optimal, analisa yang tepat sangat diperlukan guna mendukung proses penjadualan kerja sesuai yang diharapkan, termasuk pemilihan item pekerjaan prioritas yang harus segera diselesaikan dalam waktu tertentu dengan pembiayaan yang efisien. Guna menentukan nilai pembiayaan tersebut, penentuan Lintasan Kritis dengan menggunakan PDM (Precedence Diagram Method) sangat diperlukan. Data primer dan sekunder yang digunakan dalam analisis berupa catatan, arsip atau rujukan seperti jurnal penelitian, jadual pelaksanaan, laporan berikut jadual kegiatan proyek, RAB dan rujukan lain yang relevan dengan kegiatan penelitian ini. Hasil analisa dari data diatas diuraikan kedalam diagram jaringan untuk memudahkan penentuan durasi percepatan pelaksanaan melalui penambahan jam kerja sebelum kemudian dihitung optimalisasi biaya yang dihasilkan. Percepatan dilakukan dengan menggunakan metode Crashing, metode Overlapping, dan metode Combine (Crashing dan Overlapping) guna memperoleh hasil percepatan dengan waktu/durasi 7 minggu (21 %) dan juga nilai optimasi biaya pelaksanaan sebesar Rp. 4.207.237.695,03 (7%), dimana biaya pelaksanaan semula adalah Rp. 58.557.390.571,00 menjadi Rp. 54.350.152.875,97.Kata Kunci : optimalisasi, crashing, overlapping, combine ABSTRACTIn order to equalize the standard of living and health status of the community in the area of responsibility of Brebes Regency, the local government of the city of Brebes has made several strategic efforts, one of which is the construction of hospital infrastructure in the region. This development project is urgent so it needs to be completed on time so that it can function immediately. Scheduling is very essential in this development project, work that is accelerated from the normal schedule will of course affect project financing. In order for development activities to run effectively, efficiently and optimally, proper analysis is needed to support the work scheduling process as expected, including the selection of priority work items that must be completed within a certain time with efficient financing. In order to determine the value of the financing, determining the Critical Path using the PDM (Precedence Diagram Method) is very necessary. Primary and secondary data used in the analysis are in the form of notes, archives or references such as research journals, implementation schedules, reports along with project activity schedules, budget plans and other references relevant to this research activity. The results of the analysis of the above data are described in a network diagram to facilitate the determination of the duration of accelerated implementation through the addition of working hours before calculating the resulting cost optimization. Acceleration is carried out using the Crashing method, the Overlapping method, and the Combine method (Crashing and Overlapping) in order to obtain acceleration results with a time/duration of 7 weeks (21%) and also an optimization cost of Rp. 4,207,237,695.03 (7%), where the initial implementation cost was Rp. 58,557,390,571.00 to Rp. 54,350,152,875.97.Keywords: optimization, crashing, overlapping, combine
Kawasan perkotaan merupakan daya tarik dalam segala bidang bagi wilayah sekitar. Fenomena kepadatan dan kemacetan lalu lintas menuju kawasan perkotaan merupakan masalah serius dalam sistem transportasi. Pengembangan transportasi perkotaan aglomerasi menjadi upaya memecahkan permasalahan tersebut. Bus Rapid Transit (BRT) merupakan konsep pengembangan transportasi pada kawasan perkotaan aglomerasi dengan penerapan sistem pelayanan yang cepat, jalur tetap dan jadwal teratur. Tarif merupakan daya tarik utama dalam sistem transportasi. Selain penetapan tarif atas dasar biaya operasional kendaraan, perlu juga dikaji kemampuan daya beli masyarakat pengguna transportasi agar nilai tarif yang ditetapkan dapat diterima masyarakat. Desain dalam penelitian ini adalah penelitian kuantitatif dengan fokus studi kasus transportasi. Data penelitian diambil dengan metode kuesioner dengan tujuan untuk mendapatkan nilai kemampuan bayar dan kesediaan bayar pengguna transportasi. Sampel yang digunakan dalam penelitian ini adalah pengguna Bus Rapid Transit (BRT) Trans Jateng koridor Semarang-Gubug yang berusia 15-65 tahun dengan pendidikan minimal Sekolah Menengah Pertama. Dari hasil penelitian diperoleh nilai tarif kemampuan daya beli pengguna jasa transportasi, untuk kategori pelajar/buruh/veteran nilai ATP sebesar Rp. 4.626,00 dan nilai WTP Rp. 2.976,00; kategori umum, nilai ATP Rp. 9.981,00; dan nilai WTP Rp. 4.061,00. Hasil penelitian ini diharapkan dapat digunakan sebagai bahan pertimbangan pengelola dalam penetapan tarif operasional Bus Rapid Transit (BRT) Trans Jateng sehingga terjadi keseimbangan antara kepentingan penyedia dan pengguna jasa transportasi.
<p>Risk is a consequence of uncertain conditions. Risk will always exist in every construction project because basically a construction project is a unique, dynamic and risky activity. The purpose of this research is to analyze the risks in the construction project of the North Ring Road Brebes - Tegal and the purpose of this study is to identify risks, conduct risk level assessments and handle high risks that affect the project. This study uses two data, namely secondary data and primary data. Primary data, namely risk identification data, risk level data and risk response data. Secondary data, namely organizational structure data. The data that has been obtained are then analyzed using the Probability and Impact Matrix (PIM) method and followed by calculating the risk level value. Based on this value, the category and ranking of each risk is then determined. In the last stage, analysis of the handling of the highest risk is carried out. The results of the risk identification analysis of this study obtained 33 risks, then the results of the analysis using the Probability and Impact Matrix (PIM) method obtained 3 (three) high risks, namely incomplete design data, conflicts of interest with residents, inadequate project information (soil testing and reports survey). Ten risks fall into the moderate category and 20 other risks fall into the low category.</p>
This research aims to examine the efficiency of Brigjend Soediarto fly over development towards the traffic jam in Pedurungan intersection. The approach conducted in this research is quantitative paradigm, with the quantitative method in the process of analysis. According to the analysis, the recent condition indicates high traffic flows density in each intersection. The level of service (LOS) in Brigjend Soediarto road is 1,421 in the F level. It is predicted that after the development of fly over, the level of service increasse into C with LOS = 0.579. Meanwhile, the LOS in Soekarno-Hatta road is 0.854 with the D level, and increases into B level with LOS = 0.226. While LOS Fatmawati road is 0.856 with the D level and increases into B with LOS=0.284. Before the development, the vehicle speed in Pedurungan intersection was 5.914 km/hour. After the development is is predicted that the vehice speed will be 49.885 km/hour. So that the average speed is 43.97 km/hour. Based on those analysis, the efficiency of the development of Brigjend Soediarto fly over is 76.28%. It can be concluded by the development of Brigjend Soediarto fly over, it is efficiently increasing the flow of traffic in Pedurungan intersection.
